Bangsar Hill Park Development Sdn Bhd will unveil Talisa, the second phase of its Bangsar Hill Park development, by the fourth quarter of this year. The company held an official preview of the project on July 12 and it had already received more than 2,000 registrations, Sunsuria Bhd executive chairman Tan Sri Ter Leong Yap tells City & Country.
This follows the development’s first phase, Verdura, in 2021. The project, comprising 812 condominium units in two blocks (Blocks D and E) of 62-storey towers, has achieved a take-up of 95%.
Ter explains that whereas Verdura features greenery and landscaping, Talisa showcases water features.
“Verdura and Talisa, a harmonious union of water and nature throughout the development, create a sense of calm and rejuvenation and provide a sanctuary from the hustle and bustle of city life. That’s the ‘urban resort homes’ that we wanted to develop,” he says.
Jointly developed by Sunsuria and Suez Capital Sdn Bhd, Bangsar Hill Park is a 5.87-acre leasehold project in Bangsar’s Lorong Maarof. It has a gross development value (GDV) of RM3.01 billion and is slated for completion in 2028.
Notable amenities near the project include Mid Valley Megamall, Bangsar Shopping Centre, Bangsar Village, KL Sentral, Pantai Medical Centre and KL Eco City, which are within a 2km radius. The Bank Rakyat-Bangsar LRT station is only a seven-minute walk from the development.
The latest addition to Bangsar Hill Park, Talisa has a GDV of RM1.1 billion and comprises 802 units across two blocks (Blocks B and C). Block B is a 57-storey tower with 410 units while Block C is a 55-storey tower with 392 units. Prices range from RM1.05 million to RM1.75 million and the estimated maintenance fee, inclusive of the sinking fund, is 39 sen psf.
The condo units will have seven layouts, with built-ups from 917 to 1,478 sq ft. Each unit will have two to three bedrooms and two to three bathrooms as well as lanai and kitchen (wet and dry) areas, depending on the layout.
Talisa is inspired by the Native American name of Talise, meaning lovely and serene water, as well as Talia from the ancient Greek language, which means flourish.
“From this inspiration, Talisa integrates the element of water into the different aspects of the development. You will find an array of water-themed amenities and features carefully blended into the facilities,” says Ter.
On Level 6 are facilities such as swimming pool, children’s pool, whirlpool, kids’ waterplay area, kids’ playground, karaoke area, gourmet kitchen, indoor and outdoor event space, steam room, sauna room, barbecue area, mahjong space and co-working space.
Ter says Sunsuria Care will be introduced in Talisa. Sunsuria Care is an initiative undertaken by the healthcare division of Sunsuria to provide the community with basic medical services and support.
“We believe health is the utmost priority in our daily lives. Sunsuria Care will provide primary healthcare services to the community. On the ground floor, we will have a clinic with proper equipment [for services like] blood pressure and blood sugar testing, as well as primary healthcare check-ups,” he says, adding that this will be a convenience for residents who need immediate healthcare attention, especially in times of emergency.
Ter says Sunsuria Care will be a standard feature across its other projects as well. “It is just like how, over the years, security guards have become a must-have feature.”
Catering for the upper middle class, Talisa will attract those who were interested in Verdura.
“Verdura has attracted a good number of young families, professionals, investors, vacation home buyers and even families buying for their children. Based on the advantages of a Bangsar address, product positioning, performance and the achievement of Verdura, we can see the demand is still very strong from this group of buyers, and we believe Talisa will meet their needs,” says Ter.
He has observed interest from foreign buyers as well, such as those from the US, China, Taiwan and Hong Kong.
Ter says Phase 3 will feature bigger but fewer units. However, it will take another one or two years before the phase is unveiled.
Commenting on the value, Ter predicts that Talisa will be able to fetch a capital growth of at least 25% by its handover in 2028 due to its prime location.
“Bangsar is regarded as a strategic and evergreen location by many seasoned investors. With its enduring charm, which attracts a good mix of locals and expatriates, a Bangsar address is very sought-after and property values there have consistently appreciated over the years,” he says.
Ter cites Gaya Bangsar, a leasehold condominium in Lorong Maarof, as an example.
“Gaya Bangsar is also located in Lorong Maarof with Bangsar Hill Park, and its capital growth was 6% per annum during the pre-pandemic years. Considering that we have a much larger parcel of land, we believe a capital growth of 25% is conservatively achievable by 2028,” he says.
Ter says Sunsuria will look out for more projects in Malaysia as well abroad. He adds that the company already has projects in Melbourne and London.
Sunsuria recently acquired 80% equity interest in Mayer Land Sdn Bhd, which will be involved in three projects — two Rumah Selangorku projects and a mixed-use development in Penang.
