IJM Land Bhd unveiled Avela, its latest addition to Bandar Rimbayu, on May 15. The two-storey terrace houses are specially designed for multigenerational families.

Avela will occupy 40.24 acres of leasehold land and be developed in three phases — Phases 17A, 17B and 17C — in the 1,879-acre township of Bandar Rimbayu, IJM Land senior general manager Chai Kian Soon tells City & Country in an email interview.

When all phases are completed by September 2025, Avela will comprise a total of 445 units in a gated and guarded enclave offering security and exclusivity. The total gross development value (GDV) is RM572 million.

Phase 17A will have 164 units offering two types of layout: Type A (2,745 sq ft of built-up space and 30ft by 70ft of land area) and Type B (2,400 sq ft to 2,428 sq ft of built-up space and 22ft by 70ft of land area). Its GDV is RM206 million, and selling prices start at RM1.44 million for Type A and RM1. 06 million for Type B. Phase 17A is slated for completion by May 2025.

Homes for multigenerational living

According to Chai, Avela is designed to cater for families who opt for multigenerational living.

The units will have extra-large kitchens that can be easily converted into dry and wet kitchens, elder-friendly bedrooms with ample space on the ground floor, en suite bathrooms for all four bedrooms, a separate powder room on the ground floor, a spacious family hall that can be partitioned into a study, work or gym area, a fully tiled car porch that can accommodate two cars and an electric vehicle (EV)-ready wall box installation. Type A residences will also have an 8ft garden.

The façade of Avela homes has an angular design to create the perception of uncluttered space. In addition, the houses will have a north-south orientation to avoid the afternoon sun.

In terms of lifestyle offerings, Chai says the developers’ aim is to offer a holistic environment for senior members to connect with their families, neighbours and visitors within Avela.

Facilities include multigenerational swings (which have face-to-face seats for children and adults), a covered basketball court, rollerblade and skate park, wall climbing zone, signature pavilion and 2km jogging path. “These facilities will provide ample opportunities for residents of all generations to stay active and socialise, encouraging a sense of community within the development,” Chai says.

Residents of Avela will also benefit from the amenities provided in Bandar Rimbayu.

“Residents have access to everything they need right at their doorstep, including schools such as Oasis International School, convenience shops, restaurants, cafés, malls, cinemas and the upcoming Rimbayu Business Hub, which will feature a 60,000 sq ft hypermarket, set to be unveiled in due course,” Chai says.

Upcoming launch and outlook for Bandar Rimbayu

With Avela in motion, Chai expects to see robust development in the township, as he observes an uptick in the property market.

“The property market is on the upswing, with consumers adapting to the new normal brought on by the pandemic. After a challenging year, we are seeing positive signs of recovery as buyers return to the market with renewed interest,” he says.

“With [the entry of] J&T Logistic and Distribution Centre and other land sales in the area, commercial activity in the township is expected to grow significantly in the coming years, thus creating more job opportunities and footfall for commercial shops to thrive.”

IJM also plans to launch another project in Bandar Rimbayu this year.

The upcoming project will be serviced apartments comprising 996 units with built-ups ranging from 550 to 1,000 sq ft and an estimated GDV of RM498 million. The project will target young families, empty nesters and individuals with busy lifestyles, including Gen X and Gen Z.

Bandar Rimbayu, which has a GDV of RM11 billion, is adjacent to Kota Kemuning and comprises residential, commercial, recreational and park components.

It is easily accessible via Lebuhraya Shah Alam (Kesas), Lebuhraya Kemuning-Shah Alam, Expressway Lingkaran Tengah (Elite) and the South Klang Valley Expressway (SKVE) as well as the upcoming West Coast Expressway (WVE), which is due for completion in 2024.
