Developed by Selangor Dredging Bhd, The Hub @ SS2 is located on Jalan 17/47 in Petaling Jaya. According to CCO & Associates (KL) Sdn Bhd director Chan Wai Seen, The Hub @ SS2 is a high-end freehold lifestyle residential hub comprising 276 signature suites, or small office versatile office (SoVo) units, in a 44-storey tower, and 13 low-rise four-storey shopoffices.
The Hub @ SS2 is shaping up to be a new food and beverage hub with eateries and bars such as Flakes, Kooky Cream, Restoran Gooddam, Mei by Fat Spoon, Café Du Jour, The Ding’s, Slow Coffee, Popo Hot Pot and Square 19 Glass House.
Fans of croissants should check out Flakes. The café, which occupies two floors of a shopoffice, is well-known for its flaky and fluffy butter croissants, served plain or with a choice of flavours such as cinnamon, almond and pistachio. One can also opt for a croissant filled with, among other things, scrambled eggs, onion confit and mashed avocado. The café also serves Asian and Western mains, including Fork Roast Chicken Don, Carbonara with Smoked Duck, SzeChuan Chicken, Wagyu Burger and Ngau Fan (beef rice).
As for desserts, one of the cafés that has been gaining in popularity over the past few months for its cakes and coffee is Kooky Cream, just a stone’s throw away from Flakes. Jess, a frequent customer, says: “There is a range of cakes for you to choose from that are all made fresh daily. Special flavours include Tofu Cheesecake, Rose Earl Grey Cake and Grape Shortcake.”
Although The Hub @ SS2 is in a prime commercial area, Chan notes that there is lower demand for the shopoffices there as it sees less commercial activity than at the nearby main commercial centre (between Jalan SS2/55 and Jalan SS2/75), where McDonald’s is situated.
“There has been no recent transaction for the shopoffices in The Hub @ SS2, as there are only a handful of them. Recent data shows, however, that the four-storey shopoffices were put up for sale at between RM5 million and RM6.5 million, depending on their location. The rental rates for ground floor shoplots with built-ups of 1,700 sq ft are RM5,500 per month, and upper-floor office units with built-ups of 650 sq ft are going for RM2,000 per month,” says Chan.
As for the residential segment, he says the signature suites at The Hub @ SS2, with built-ups of 517 to 1,313 sq ft, were transacted at RM700 to RM850 psf in 2018 and 2019. Asking rents range from RM2 to RM3.30 psf per month. “Owing to the lack of transaction data, it is hard to work out the yields for these properties,” he notes.
SS2 is an established and well-sought-after location and easily accessible via Jalan Harapan, Damansara-Puchong Expressway and Sprint Highway. “The outlook for The Hub @ SS2 appears stable, considering that there are limited new projects in the vicinity. As such, it will allow the market to absorb new projects without significantly affecting prices [of the properties],” says Chan.
