KULAI (OCT 23): Mah Sing Group Bhd (KL:MAHSING) and KLK Land Sdn Bhd have opened Phase 1B of MS Industrial Park @ Kulai in Johor for sale following a 90% take-up rate for Phase 1A.
According to a press statement issued on Friday, the opening coincides with the launch of the sales gallery for the RM2.2 billion freehold industrial park, which spans 419.17 acres within Zone E of the Johor-Singapore Special Economic Zone (JS-SEZ).
The five-phase development offers two-storey semi-detached factories featuring land areas of 70ft by 160ft and built-up areas of 6,710 sq ft, alongside two-storey detached factories with land areas of 90ft by 200ft and built-up areas of 8,802 sq ft.
It also provides industrial land parcels ranging from approximately one acre to eight acres, as well as larger customisable land parcels suitable for industrial facilities and data centre developments.
Mah Sing holds a 60% equity interest in the joint venture, with the remaining 40% held by KLK Land, a wholly owned subsidiary of Kuala Lumpur Kepong Bhd (KL:KLK).
“Our experience in developing five industrial parks across the Greater Klang Valley and Johor gives us a solid foundation as we embark on MS Industrial Park @ Kulai, our sixth industrial development. We see strong potential in Kulai, supported by the JS-SEZ, its proximity to Singapore, improving infrastructure and the continued growth of high-value industries in Johor,” said Mah Sing founder and group managing director Tan Sri Leong Hoy Kum in the statement.
Leong highlighted that MS Industrial Park @ Kulai is planned as more than just an industrial development. The aim is to create an integrated environment where businesses can grow, connect and become part of a wider industrial ecosystem.
“Together with KLK Land, we look forward to developing a quality industrial park that contributes to Johor's industrial growth, while creating long-term value for our stakeholders,” he said.
The industrial park forms the initial phase of KLK Land's broader master-planned township in Kulai, which covers approximately 2,500 acres earmarked for phased industrial, commercial and residential development.
“We see this joint venture as an important first step in unlocking the potential of our Kulai landholding and introducing a new industrial component within the wider master plan. The development reflects our intention to create a well-planned environment that can support businesses while complementing the surrounding commercial and residential components,” said KLK group chief financial officer William Ong Eng San.
