KUALA LUMPUR (Oct 15): Astaka Padu Sdn Bhd and Kimlun Corporation Bhd (KL:KIMLUN) are extending their partnership to jointly develop the RM450 million gross development value Amora Serviced Residence (ASR) in Johor Bahru.

According to a press statement issued on Thursday, ASR will be undertaken through Astaka Padu and Kimlun Corp’s existing joint venture company, Astaka Kimlun Sdn Bhd, marking its fourth collaboration between both groups following Menara MBJB, Aliva @ Mount Austin and Arden @ One Bukit Senyum.

Located on 2.45 acres of freehold commercial land in Tampoi, ASR comprises a 48-storey Tower A and a 45-storey Tower B offering 617 serviced residence units, with indicative prices starting from RM600,000.

Built-up sizes range between 990 and 2,230 sq ft, with each unit allocated between two and six car parks.

ASR forms part of the Amora Park integrated masterplan, which includes 44 shop office units, a wellness mall, a wellness hotel and an education hub.

The shop office component was launched earlier this month and was fully taken up within an hour.

Positioned adjacent to the Pasir Gudang Highway and a 15-acre urban park, the project is located approximately a 15-minute drive from the Bukit Chagar Rapid Transit System Link station and the Johor Bahru Customs, Immigration and Quarantine Complex.

The official launch of ASR is expected by the end of 2026.

"Despite concerns of normalisation in the Johor Bahru residential market, we continue to see strong demand for projects with clear product differentiation, strong connectivity, good pricing and compelling lifestyle propositions. On this note, we are delighted to announce our fourth collaboration with Kimlun for a distinctive, strategically located project that caters to larger households, holiday-home buyers and multi-generational living," said Astaka Padu chief executive officer Allen Khong in the statement.

He anticipated strong demand from target buyers for ASR with its positioning as a modern holiday home with park living concept.

“With its unique location next to a 15-acre urban park, strong connectivity and integration within the wider Amora Park development, ASR offers a differentiated proposition for the Johor Bahru market," Khong added.

Meanwhile, Kimlun Corp executive director Chin Lian Hing welcomed the extended partnership with Astaka Padu.

"We are pleased to expand our longstanding collaboration with Astaka Padu with ASR. The success of our previous collaborations has demonstrated the complementary strengths of both groups, particularly through the successful development of Arden. With ASR, we look forward to extending our successful partnership model and continuing to deliver quality developments that meet the evolving expectations of today’s homebuyers," said Chin.
