KUALA LUMPUR (Oct 6): Sunway Malls has leased 80% of Sunway Ipoh Mall and confirmed 25 brands for the mall, including seven anchor tenants and nine brands making their Perak debut.

The mall will be located within Sunway City Ipoh and next to the Sunway Medical Centre, the Banjaran Hot Springs Retreat and the Lost World of Tambun. 

Slated to open in the fourth quarter of 2027 (4Q2027), the RM1 billion development spans 1.2 million sq ft of net lettable area across four retail floors and 400 shops. 

Six of the seven anchor tenants will be making their Perak debut: Mr DIY Plus, Parkson Elite, Sunway Ice Rink, Sunway Ipoh Exhibition Centre, Sunway Megalanes and Village Grocer. TGV Cinemas completes the anchor line-up.

The mall will house Perak's first ice-skating rink, a 36-lane bowling centre, multipurpose sports facilities, an exhibition centre and a 10-hall cinema with about 1,500 seats. It will also feature Gourmet Garden, which comprises indoor and outdoor dining.

Sunway Malls is confident in Sunway Ipoh Mall's performance as it will be the first Tier 1 shopping mall in Perak.

Sunway Malls group managing director HC Chan pointed to encouraging sales at Sunway Carnival Mall in Seberang Jaya, Penang, and said the company expects the Ipoh mall to do well given the limited competition in the state.

"We are confident in Sunway Ipoh Mall's [potential], especially with [our sales in] Sunway Carnival Mall. For context, Sunway Carnival Mall's sales in 2026 have counted better sales per sq m compared to Sunway Pyramid. That gives you a measurement of how confident we are in Sunway Ipoh Mall's performance," he said.

"The state of Perak has yet to have a Tier 1 mall serving them. From our market research, many Perak residents tend to come to the Klang Valley or to Kuala Lumpur [for shopping]. Sunway wants to serve the community," he added and mentioned that he is confident the mall would be fully occupied.

Chan said Sunway Carnival Mall serves a population of about one million in mainland Penang, while Sunway Ipoh Mall will cater to about 2.5 million people in Perak. 

Other retailers that will be in the mall include Muji, LC Waikiki and TopTen10, which will be their first stores in Perak, along with other brands such as Brands Outlet, Decathlon, Estée Lauder Companies, Harvey Norman, Hooga, JD Sports, L'Oréal Group, Map Active, Neonest, Padini, Panda Eyes, Popular, The Parenthood, Valiram Group and Uniqlo.

Sunway Ipoh Mall will have 2,950 parking bays and 100 EV charging bays, while public transport and shuttle services are being explored.
