Mitraland Group is expanding its signature Quartz series by rolling out the third and largest collection so far: Bayou Quartz in Kota Bayuemas, Klang, Selangor, on Oct 10.

Spanning 52 acres of freehold land, Bayou Quartz has a gross development value of RM800 million. It comprises 712 stratified 2- and 3-storey terraced houses. The 2-storey terraced houses will have a built-up of up to 2,695 sq ft and come with 4+1 bedrooms while the 3-storey corner units have a built-up of up to 3,135 sq ft, offering up to 5+1 bedrooms to accommodate larger families.

Phase 1, featuring 287 units, is scheduled to launch in stages with prices starting from RM905,000.

In an exclusive interview with City & Country, Mitraland Group chief operating officer Tan Chee Hoaw says Bayou Quartz represents a natural evolution of the architectural concept first introduced in Taman Melawati with 16 Quartz (completed in 2015) and later refined at the under-construction 22 Quartz in Setia Alam, which was launched in 2024 and has been fully taken up. Both projects are in Selangor.

Tan explains that the defining DNA of the Quartz series centres on an elevated pedestrian green deck, a feature that effectively separates vehicle traffic on the lower ground level from the communal recreational spaces above.

“The key selling point of the series has always been this elevated green deck. We separate the living spaces from car traffic so families can really enjoy the deck, let kids play freely and connect with their neighbours,” says Tan.

“We don’t just build a normal landed residential project; we focus heavily on community living with nature. That is what we hope to achieve and the green deck makes all of this possible.”

In Klang, where the population predominantly prefers traditional landed properties, the developer adapted the design for Bayou Quartz to consist of mostly 2-storey intermediate homes, with the 3-storey layout primarily for corner units intended for larger, multi-generational families, according to Tan.

“When you build double-storey terraced homes with an elevated deck [on the first floor], space optimisation becomes a very precise balancing act. In Klang, market preferences are traditional — buyers naturally expect their living, dining and kitchen areas to be on the ground floor, right where they park their cars. To honour this preference while maximising space, we added a dedicated senior or family room on the ground floor. Meanwhile, Level 1 houses three bedrooms and a centralised family hall that connects directly out onto the elevated green deck.”

This layout creates a practical split-level living experience, where the residents can step straight out from their first-floor family room into a peaceful, vehicle-free garden deck. Placing the main sleeping quarters alongside the elevated deck offers an added benefit: bedrooms are buffered from ground-level driveway noise, ensuring a quieter, more serene living atmosphere.

To address potential lighting concerns caused by the covered deck structure situated above the ground-floor car porch area, a void will be integrated into every single home layout.

“If you look at a typical landed home, you have an overhead car porch anyway, so natural lighting is always a consideration. Because the deck fully covers the lower level, incorporating a void is vital to bring natural sunlight directly into the living and dining areas, ensuring the space feels bright and airy,” says Tan.

In terms of façade aesthetics, Mitraland strives to simplify its design approach across the township.

“In earlier developments, we experimented with three distinct façade variations but feedback showed that having too many options often made decision-making complicated for buyers. This time around, we streamlined the façade into one minimalist and timeless design featuring lighter, warmer colour palettes. It offers a modern, Zen-like look that won’t feel dated over time,” Tan says.

Biggest Quartz so far

While 16 Quartz (16 acres) and 22 Quartz (22 acres) were established on smaller plots, Bayou Quartz occupies 52 acres, allowing the developer to incorporate a far more comprehensive suite of communal infrastructure, green lungs and lifestyle facilities.

“The entire master plan is anchored by a standalone, two-acre clubhouse totalling 17,000 sq ft. Featuring modern glass panels, open layouts and ample natural sunlight, the clubhouse acts as the social heart of the neighbourhood,” says Tan.

He adds that the ground floor of the clubhouse will have a drop-off plaza, management office, kindergarten space and retail units, which will be retained and leased out by the management corporation (MC) to ensure curated, convenient services for residents.

Other facilities in the clubhouse include a gymnasium, a swimming pool, a children’s pool and two multipurpose function rooms — one on the ground level that opens directly onto the poolside deck for private gatherings and a second on the upper floor.

Within the residential compound, there will be a linear park with landscape on the elevated green deck and in the back lanes, as well as a jogging track that connects to a three-acre man-made public lake park. The monthly maintenance fee is estimated at seven sen psf.

“Mitraland will construct a three-acre man-made public lake park, which will also serve as the project’s detention pond, right next to the development. The park will be equipped with paved walkways, resting benches, seating pavilions and outdoor exercise stations. The estimated cost of construction is RM3 million to RM5 million,” says Tan.

While the lake park will eventually be surrendered to the local authority, Mitraland has engineered a balanced security solution for its residents, including high perimeter fencing separating the residential units from the public lake park. Residents will have exclusive, access-controlled card gates that lead directly onto the park grounds.

“In this specific sub-market of Klang, buyers simply cannot find gated strata landed homes that offer both a standalone clubhouse and an elevated green deck,” Tan says. “To find a comparable master-planned concept, you would have to look much farther towards townships like Kota Kemuning or twentyfive7. Rather than engaging in price wars with conventional landed developments, our strategy focuses on delivering genuine value for money, offering lifestyle features that ensure long-term liveability and strong capital appreciation.”

Target buyers for Bayou Quartz consist primarily of young families, first-time homebuyers and upgraders originating from Klang, Kota Kemuning and adjacent neighbourhood districts.

Tan says that the surrounding location is already mature and well supported by key civic infrastructure, with improved connectivity such as the recently operational Johan Setia LRT3 station, providing rapid transit access across the Klang Valley.

Educational institutions in the immediate vicinity include SJK(C) Wu Teck and Regent International School. Retail and healthcare offerings nearby are Aeon Bukit Tinggi, Columbia Asia Hospital Bukit Rimau, Pantai Hospital Klang and Bukit Tinggi Medical Centre.

Addressing the historical challenge of introducing stratified landed properties to traditional landed markets, Tan notes that consumer awareness has matured dramatically over the last decade.

“When we first entered this market around 2016 with our Gravit8 (ongoing 15-acre mixed-use master plan in Kota Bayuemas), strata developments — especially high-rises and strata landed homes — were almost non-existent in this part of Klang,” Tan recalls. “Back then, landed homes in Klang were almost exclusively individual titles, often non-gated ones, which frequently led to security issues and poor maintenance fee collection.”

Over time, as high-rise living expanded nearby, buyers became educated on the advantages of strata management, in which Tan is confident that governed house rules, uniform renovation guidelines and the concept of professional management to preserve property values and neighbourhood safety over the long haul are widely accepted now. “With this, we believe now is the right time to introduce Bayou Quartz and we are confident that the product will be well received by the market.”

According to Tan, 90% of the 118 units in the first sub-phase of Phase 1 have been booked during the soft launch in 3Q.

Reviewing sales target

Managing construction material cost inflation has been a critical operational focus for Mitraland over the past 12 to 18 months. While severe supply chain disruptions and price spikes created widespread industry caution earlier in the year, building material prices have gradually stabilised.

“Around April, contractor sentiment was very cautious and many hesitated to submit tenders due to volatile raw material prices,” Tan explains.

“Fortunately, prices have since levelled off and contractors are bidding aggressively for jobs again, recognising that material costs have likely peaked. To manage our logistics and concrete costs effectively on-site, we collaborated directly with a concrete batching operator to establish a dedicated batching plant on nearby land. This initiative significantly reduces transportation logistics costs and secures favourable supply rates.”

In response to strategic portfolio reviews, Mitraland recalibrated its annual sales target for the current fiscal year to RM500 million, down from an initial RM600 million projection early this year. The adjustment follows the developer’s decision to pull back from a proposed land acquisition.

“We decided not to pursue that acquisition due to concerns over high localised supply density in the area, combined with elevated construction cost risks,” Tan clarifies candidly. “Instead of overextending into a crowded market, we chose to consolidate our financial resources and double down on locations where we have deep market familiarity and a proven track record, specifically our key projects like Bayou Quartz and ELEV8 [in Bandar Baru Salak Tinggi, Sepang].”

Providing progress updates across Mitraland’s broader development portfolio, Tan highlights robust sales momentum across active sites. The first phase of ELEV8 Entrepreneurs’ Park was fully sold within three months of its launch in April and it is now at the stage 2A earthwork. Phase 2, which will be launched in 4Q2026, is currently undergoing earthworks.

Meanwhile, The Riva Residences, which is part of the bigger Gravit8, has reached 81% construction progress and is on track for vacant possession in 1Q2027.

Looking ahead, the developer’s next major residential pipeline project will be Novva Residences, which is slated for official launch in 1Q2027. Novva Residences is part of the bigger 4.78-acre Novva @ Gravit8 mixed-use development that was first launched in 2025. It is an extension project of Gravit8.

Simultaneously, Mitraland continues to scout for suitable land bank across the Klang Valley to expand its signature Quartz series, focusing on flat, topographically favourable land parcels exceeding 20 acres adjacent to mature townships.

“Executing the Quartz concept requires specialised technical knowledge, deep familiarity with authority guidelines and complex construction sequencing,” Tan says.

“As internal house structures must be fully erected before the elevated garden deck can be cast overhead, it demands meticulous site scheduling. However, because we have mastered the technical hurdles and cost structures from past developments, we can confidently deliver a safer, elevated living environment that truly enriches family life.”
