KUALA LUMPUR (Sept 13): In this week’s cover story, City & Country features five key urban high-rise builders — EXSIM Group, Mah Sing Group Bhd (KL:MAHSING), ParkCity Group, SkyWorld Development Bhd (KL:SKYWLD) and UEM Sunrise Bhd (KL:UEMS) — to share how they view next-generation common spaces and how they are shaping the future of urban living.

These industry leaders agree that rather than cluttering developments with underutilised amenities that drive up maintenance fees, they prioritise connectivity, multi-generational usability, green spaces, and intuitive layouts. This approach also breaks down vertical isolation and fosters a harmonious community.

Meanwhile, Masteron Sdn Bhd’s KR7 Residences Tower A in Taman Mas Puchong, as well as Astra Residence in Taman Puchong Prima have achieved a take-up rate of 90%.

Launched in December 2021, KR7 Residences Tower A is one of two towers on the 3.12-acre development, while Astra Residence is the third of four towers at Aurora Residence. It was launched in December 2023.

In the third part of the six-part Strata Sense: Navigating the Complexities of Mixed-use Developments series this week, Henry Butcher Malaysia (Mont Kiara) Sdn Bhd examines the operational and financial conflicts that can arise when different users share the same development, ranging from disagreements over common facilities and maintenance costs to differing expectations.

We also feature two individuals who each harboured a dream of owning a home on their own terms, where bigger is not necessarily better. Both built tiny homes, about the size of two parking bays, for their respective families.

On the international front, we have a story about the Reserve Bank of Australia viewing the elevated inflation as its top priority and may need to raise interest rates further to tackle it; and Portugal securing a €1.5 billion (RM7.1 billion) loan from European Investment Bank to ease its housing crunch as the southern European country grapples with a cost-of-living crisis.
