KUALA LUMPUR: Mah Sing Group Bhd (KL:MAHSING) is strengthening the township ecosystem at M Legasi, its 500-acre integrated township in Semenyih, with Village Grocer coming on board as an anchor tenant through a standalone grocery outlet targeted to open by the end of 2029.

According to a press statement on Thursday, the Village Grocer outlet spans approximately 19,000 sq ft with 80 dedicated car park bays, and it is planned to open in tandem with M Legasi’s growing residential population. By then, approximately 817 homes across the township’s early phases are expected to have been completed and handed over, bringing an initial population of more than 3,200 residents into the development.

The tenancy agreement was signed by Mah Sing chief executive officer of property subsidiaries Datuk Yeoh Chee Beng and The Food Purveyor Group executive director Ivan Tan at Mah Sing’s headquarters in Kuala Lumpur.

With an estimated gross development value (GDV) of approximately RM3.3 billion, M Legasi is Mah Sing’s largest township in the Klang Valley. The 500-acre development is expected to be developed over the next eight to 10 years, comprising approximately 4,484 residential units across three precincts, namely Impira, Adiya and Embun. Upon full occupancy, the township is expected to be home to approximately 18,000 residents.

Mah Sing group chief executive officer and executive director Datuk Voon Tin Yow said, "As Mah Sing continues to grow, we are not only building homes, but increasingly looking at how we can create complete communities that remain relevant and sustainable over the long term. For a township of M Legasi’s scale, this means planning beyond the residential component and progressively putting in place the commercial, recreational, social and infrastructure ecosystem that will support the community as it grows."

Yeoh said, "As an anchor tenant, it will form an important part of the ecosystem we are progressively building around the M Legasi community."

M Legasi marks the second collaboration between Mah Sing and Village Grocer, following the first agreement for M Amaya in Batu Maung, Penang.

Tan said, "We are pleased to deepen our relationship with Mah Sing through our second collaboration, following M Amaya in Penang. We share a similar vision of creating communities where convenience and quality are integrated into everyday living, and we see strong alignment between Village Grocer’s offering and the lifestyle proposition Mah Sing is building across its development."

"M Legasi gives us the opportunity to be part of the township for an important stage of its growth. As the residential community expands, we look forward to growing alongside it and serving both M Legasi and the wider Semenyih community. Given the strong alignment between our brands, we are also open to exploring further collaboration with Mah Sing in the future where the location, market, and timing are right," Tan added.
