
KUALA LUMPUR (Aug 26): Mah Sing Group Bhd (KL:MAHSING) is expanding its presence in Ampang through the acquisition of 14.3775 acres of land for RM186.17 million, according to a statement on Wednesday.
Located opposite AEON BiG Ampang, the site marks the group’s third project in the area following M Suites and M City. The acquisition comprises three adjoining land parcels. The site is predominantly freehold, with 1.983 acres currently held under leasehold tenure. Mah Sing intends to apply to convert the leasehold parcel to freehold status, subject to authority approvals.
Subject to relevant authority approvals, the group plans to develop the site into a serviced apartment project named M Araya, carrying an estimated gross development value of RM1.92 billion.
The units will feature indicative built-up areas ranging from 700 to 1,000 sq ft, with indicative pricing starting from RM399,000. Registration of interest for M Araya is expected to commence in the first quarter of 2027, with targeted launch by 2027.
Mah Sing founder and group managing director Tan Sri Leong Hoy Kum said the acquisition aligns with the group's strategy to replenish its land bank in proven locations featuring ready infrastructure and sustainable demand.
"Ampang remains one of the Klang Valley’s most established residential markets, supported by strong connectivity, comprehensive amenities and a sizeable population catchment. Having successfully delivered M Suites and M City, we understand the market well and remain confident in its long-term growth potential," Leong said.
Mah Sing chief executive officer of property subsidiaries Datuk Yeoh Chee Beng noted that the project aims to cater to first-time homebuyers, young professionals, and existing homeowners looking to upgrade from older landed properties while remaining within their established community.
The development site enjoys direct access to Jalan Taman Putra and connects to the Sungai Besi–Ulu Kelang Elevated Expressway (SUKE) and the Ampang-Kuala Lumpur Elevated Highway (AKLEH). It is also located approximately 3km from the Ampang LRT station.
Additional road connectivity is expected via the East Klang Valley Expressway (EKVE), following the opening of Section 1 connecting Sungai Long to Ampang in August 2025.
Amenities surrounding the site include retail centres such as AEON BiG Ampang, Ampang Point Shopping Centre, and Lotus’s Ampang. Medical facilities nearby comprise Ampang Hospital, Pantai Hospital Ampang, and KPJ Ampang Puteri Specialist Hospital.
