JKG Land Bhd (KL:JKGLAND) is set to launch Aosis Mont Kiara, its first project in the sought-after address of Mont’Kiara, as the developer looks to strengthen its presence in the Klang Valley with a low-density residential development focused on larger living spaces, privacy and resort-style amenities.
Located along Jalan Kiara 5, Aosis comprises 244 freehold residential units (including eight penthouses) in a 40-storey tower on a 2.44-acre site. The project has a gross development value of RM523.8 million. The developer held a preview of the project for its business associates on Aug 8, with the official launch scheduled for later this year.
For JKG Land, the project marks a move into a more premium segment after decades of developing mainly affordable housing in the northern region. Managing director Datuk Teh Kean Ming says the company has to offer something different to compete in Mont’Kiara, where purchasers are increasingly discerning.
“Mont’Kiara purchasers are very selective. To be able to go into that market, we must demonstrate a genuine product differentiation,” he says.
At Aosis, that differentiation is centred on space, design, privacy and liveability. Executive director Daniel Yip says the project was conceived for buyers who want larger homes without moving away from the convenience of Mont’Kiara.
The typical units range from 1,648 to 2,279 sq ft, while the penthouses on the top two floors range from 3,550 to 3,856 sq ft. Indicative pricing averages RM900 psf.
The larger unit sizes are intended to cater to families already living in Mont’Kiara who are looking to upgrade to a bigger home, as well as landed property owners who want to move into a high-rise development while retaining a sense of space.
Also, the quieter Jalan Kiara 5 setting is central to the project’s positioning.
“Most of the surrounding projects are [around] 1,000 to 2,000 sq ft. So for those who want to upgrade [to something bigger], they can look [for a unit at Aosis],” Yip says.
“Mont’Kiara is very, very busy. But when you drive to Jalan Kiara 5, it is very quiet. The development is designed to be a sanctum.”
The project is consequently positioned as an “urban resort”, with the name Aosis derived from “Oasis”. Yip says the concept reflects the development’s location within two different environments — a quieter, greener sanctuary on one side and the busier lifestyle section on the other.
The resort-style concept extends to the project’s facilities. The development incorporates landscaped greenery and a garden, while its swimming pool features an organic rather than conventional rectangular shape, intended to create a more relaxed and resort-like environment.
Rooftop facilities include wellness and camping areas as well as a barbecue area. The camping facilities are designed to provide families with an alternative recreational space within the development, allowing parents and children to spend time together without having to travel elsewhere.
Yip says the idea is to give families a space where they can set up tents, spend time together and use the adjacent barbecue area.
Aosis also incorporates features aimed at making everyday living more practical. Most units have a storeroom at the car park, in addition to the storeroom within the unit. The additional storage space can be used for larger items such as bicycles and golf equipment.
Each unit comes with at least two parking spaces, while the estimated monthly maintenance fee is 45 sen psf, inclusive of the sinking fund.
The development is designed with high ceilings and spacious living areas, reinforcing its focus on larger homes.
For JKG Land, however, the challenge is to balance the quality and size of the product with pricing in a market where buyers have become increasingly price-conscious.
Teh says the company has to carefully balance design and quality against development and construction costs. Its approach is to start with its target market by understanding their lifestyle and requirements before designing the product.
“The challenge is how to balance design and quality with the cost of development and construction, and still make it work. We look at the target market, then we look at their lifestyle, their requirements, and then we design the space to suit that kind of market,” he explains.
For Aosis, this has meant paying close attention to spatial planning, layout, quality of execution, material selection and overall livability. Teh says these considerations are particularly important in a market where buyers are not simply looking for a property but are scrutinising the longer-term value of their purchase.
“You look at it longer term, not short term,” he says. “In terms of space design, quality execution, material selection and livability, the place is liveable for the longer term.”
The developer’s target market is mainly Malaysian owner-occupiers, although it also sees potential among residents from countries such as Japan and South Korea, particularly given Mont’Kiara’s appeal as an education hub.
The launch comes as JKG Land seeks to build on its track record in the Klang Valley. The company has been involved in affordable housing in the northern region for 30 to 40 years. It describes the northern business as a consistent source of earnings, while its Klang Valley strategy is more boutique in nature, focusing on individual projects with relatively quick turnarounds.
The Era @ Duta North was JKG Land’s first major project in the Klang Valley and served as a flagship development through which the company demonstrated its ability to undertake a large-scale integrated project.
With Aosis, the developer is taking its next step into the premium residential segment.
“Aosis represents to us the ability to develop a project that is differentiated. It represents JKG Land’s growth, our skill set and the ability to execute a project in good quality,” Teh explains.
The project is also expected to strengthen JKG Land’s position in the Klang Valley and demonstrate its ability to cater to a different type of purchaser.
While the developer remains positive on the property market, Teh says it is approaching the market cautiously and does not expect broad-based demand. Instead, he believes demand will continue for projects that offer the right combination of location, product and pricing.
“The right product in the right location still has demand,” he says.
This cautious stance is also reflected in JKG Land’s approach to its other developments. Foundation works have begun for the third phase of The Era, but the developer has yet to set a firm launch date as it continues to monitor market sentiment.
For now, Aosis is the group’s main launch for the year. With its low density, larger units and emphasis on resort-style living, JKG Land hopes Aosis can carve out a distinct position in an increasingly crowded Mont’Kiara market.
