Matrix Concepts Holdings Bhd (KL:MATRIX) is strengthening its presence in the Klang Valley with Levia Residence Puchong, a RM750 million high-rise residential development that marks another milestone in the group’s urban expansion strategy.

Soft-launched on July 22, the development comprises two 39-storey towers with a total of 1,336 residential units on a 5.76-acre site in Pusat Bandar Puchong, Selangor. It is the group’s fourth high-rise project in the Klang Valley.

According to co-CEO (central region) Robert Tay, Levia Residence Puchong represents an important step in the company’s growth as it continues to build its presence beyond its flagship township developments in Negeri Sembilan and Johor.

“While Bandar Sri Sendayan [in Negeri Sembilan] remains our flagship township, developments such as Levia Residence Puchong demonstrate our ability to replicate the Matrix approach in mature urban markets. We are not simply building residences. We are creating thoughtfully designed communities that offer quality, connectivity and long-term value,” he says, adding that the official launch of the project will be in the fourth quarter this year.

Located about 250m from the Pusat Bandar Puchong LRT station and with direct access to the Damansara-Puchong Expressway, the development was conceived to meet the needs of buyers seeking accessibility and convenience.

“We chose Puchong because it is already a self-sustaining township with strong employment opportunities, established amenities and excellent connectivity. We saw an opportunity to introduce a residential development that meets the changing needs of urban homebuyers who value convenience, accessibility and quality of life,” says Tay.

Unlike many developments located close to rail stations, Levia Residence Puchong carries a residential title. Matrix Concepts believes this, together with its location, practical layouts and pricing, will distinguish the project in a competitive market.

The development offers units ranging from 682 to 966 sq ft. The smaller units comprise two bedrooms and two bathrooms while the larger layouts offer three bedrooms and two bathrooms. Indicative pricing is from RM459,000.

Its facilities include a co-working space, sports hall, barbecue area, trampoline park, 50m infinity swimming pool, sky garden lounge, gymnasium and sky deck. The maintenance fee, inclusive of the sinking fund, is 35 sen.

The construction of Levia Residence Puchong is expected to take 48 months.

The project is aimed primarily at owner-occupiers, particularly young professionals, first-time homebuyers and young families. It is also expected to appeal to property upgraders, retirees looking to downsize while remaining close to urban conveniences and investors seeking long-term rental demand.

Tay says the company has deliberately positioned Levia Residence Puchong as an accessible urban residence rather than a luxury development.

“The biggest challenge today is not demand but differentiation. Buyers compare projects based on location, connectivity, pricing, developer reputation and long-term value. Our focus is on creating value rather than competing on price,” he says.

Beyond the residential component, Matrix Concepts is also undertaking works that extend outside the development boundary to add more value to the project. For example, the developer is turning an adjacent 3.33-acre land into a park that will be directly accessible to residents. Upon completion, the park will be handed over to the Subang Jaya City Council (MBSJ).

In addition, the developer will also build a 1.5-storey public car park on a 1.5-acre land parcel, which will be surrendered to MBSJ upon completion, providing additional parking facilities for the public and visitors. According to Tay, these facilities add value to the overall development while allowing residents to enjoy the amenities without incurring additional maintenance costs.

Levia Residence Puchong also marks Matrix Concepts’ expansion into the Klang Valley property market. Its completed projects in the region include Chambers KL near the PTWC LRT station and Horizon Suites in Sepang while the ongoing Levia Residence Cheras, which is more than 90% sold, is scheduled for completion next year.

As Matrix Concepts celebrates its 30th anniversary this year under the theme “People, Progress and Tomorrow”, Tay says the latest development reflects the company’s confidence in its long-term direction.
