SUNGAI BULOH (July 22): AME Elite Consortium Bhd (KL:AME) and KLK Land Sdn Bhd have unveiled their joint-venture (JV) 151.2-acre industrial park development named i-Park @ Coalfields in Sungai Buloh, Selangor.

The industrial park will be developed by Central Gateway Development Sdn Bhd, a 60:40 JV between AME Elite and KLK Land. With a gross development value of RM1.3 billion, the park will be developed in two phases and provide options for outright purchase or lease.

Phase 1 will offer 34 units of 1.5-storey semi-detached factories that come in built-ups of 10,002 sq ft and 10,447 sq ft with selling prices starting from RM650 psf. Phase 1 is now open for registration and will commence construction early next year.

Phase 2 will offer several other options such as detached lots, built-to-suit parcels from one acre and above, a commercial hub and a recreational park. The entire park is expected to be completed in 2033.

At an unveiling ceremony on Wednesday, AME Elite executive director and group chief executive officer Dylan Tan, who is also Central Gateway Development director, said that i-Park @ Coalfields is AME Elite’s first industrial park in Selangor, having already established its footprint in Johor and Penang.

“The park represents our confidence in Selangor’s long-term potential. This conviction is backed by its scale and strategic location in the northern corridor of the Klang Valley. As global supply chains continue to transform, Malaysia has a direct opportunity to further strengthen its status as a preferred investment hub.”

On the target market, Tan said the developer has its eyes set on automotive, pharmaceutical, semiconductor, logistics and advanced manufacturing companies.

He added that to support these advanced operations, the park will be equipped with the necessary digital infrastructure. As such, the developer also aims to achieve a GreenRE Bronze certification for the industrial park as it will be equipped with green features such as electric vehicle charging stations, solar panel-ready infrastructure, as well as an AI-powered security management system.

i-Park @ Coalfileds will be located along and fronting the Kuala Lumpur–Kuala Selangor Expressway and offers connectivity to major highways such as the North-South Expressway and the West Coast Expressway. The development is also within a 30km proximity to Port Klang and the Sultan Abdul Aziz Shah Airport.
