Despite the current challenging market environment, CPI Land Sdn Bhd says market response to its high-rise residential project Tuan Straits Residency in Salak Selatan, Selangor, since its soft launch in March has been encouraging.

“Since opening for preview on March 8, the project is 40% booked,” founder and chairman Chung Shan Tat says in an email interview, adding that sales are being supported by its location, lifestyle concept and marketing efforts.

He adds that most of the project’s buyers are young married couples, first-home homebuyers and young working professionals aged between 28 and 35.

“They are generally seeking a home that offers … affordability, connectivity, practical living spaces and lifestyle convenience,” Chung says.

To be officially launched in the second half of the year, the 4.66-acre Tuan Straits Residency offers 1,310 serviced apartment units spread across two blocks of 43 and 44 storeys each. The project has a gross development value of RM765 million.

There will be four layouts with a standard built-up of 840 sq ft. Each unit will have three bedrooms and two bathrooms, and come with at least two parking bays. A limited number of units offer direct access to the garden at the facility floor (Level 8). The selling price starts from RM476,870, or RM568 psf.

In terms of lifestyle, the project will feature a range of facilities on Level 8 and Level 8A, including a swimming pool, gymnasium, Pilates studio, pickleball court, co-working spaces, multipurpose hall and private dining areas. The estimated maintenance fee, including the sinking fund, is 35 sen psf.

A ground-floor wetland landscape with a pedestrian path will provide a calm, nature-focused environment.

Chung says that significant emphasis has been placed on the project’s design identity, lifestyle concept and the ambience of the sales gallery to help buyers better envision their future homes.

“Most of our buyers are attracted to the project’s practical layouts, accessibility, lifestyle-oriented facilities and the unique Straits and Peranakan-inspired design concept,” he shares.

Similar to the previous three instalments under the Tuan series, Tuan Straits Residency highlights Malaysia’s heritage but takes a more refined and expressive approach by reinterpreting Straits and Peranakan architecture for modern high-rise living.

Commenting on its progress, Chung says site clearing and foundation works are currently ongoing. The project remains on track and is progressing according to the planned construction schedule. It is slated for completion in 2029.

Despite rising construction costs, the company has managed procurement and contractor coordination to minimise delays, he adds.

Meanwhile, he says its Residensi Dian II high-rise residential development in Shah Alam, Selangor, is in the final stage of preparation for vacant possession, targeting handover this month — nine months ahead of schedule.

On the other hand, construction progress for landed residential development Permata Gemma in Gombak, Selangor, is progressing smoothly and remains ahead of the planned construction timeline, he says. The project is currently 99% sold, with the remaining units pending loan clearance.

“In addition, our fully sold high-rise project, Tuan Heritage Residency in Segambut, Kuala Lumpur, is also progressing well on site. Construction has currently reached Level 6 of the car park structure works, and we are encouraged by the steady progress achieved thus far.”

He says the team is now preparing for the launch of Selayang Mulia, a landed residential development comprising 828 units on a 50-acre site in Selayang, Selangor. The launch is targeted for early 3Q2026.

“This will be followed by our first high-rise residential development in Johor, located in Permas Jaya on a 6.6-acre site, which is currently targeted for launch in 4Q2026,” Chung says, adding that both projects will expand CPI Land’s presence in key markets.
