KUALA LUMPUR (June 5): Myra, the residential property arm of Oriental Interest Bhd (KL:OIB), has unveiled the RM294 million Myra Embun, a new freehold mixed-use development in Jenderam, Dengkil.

According to a statement on Friday, the mixed-use project is designed to serve the growing Putrajaya fringe and capture spillover housing demand from nearby growth corridors, including Putrajaya, Cyberjaya, Dengkil and Sepang. 

Set on 5.08 acres of freehold land, Myra Embun represents one of the first mixed-use developments in the Jenderam area. The master plan integrates two residential towers alongside retail offerings, food and beverage outlets, a supermarket, electric vehicle charging facilities and a boutique hotel within a single footprint. Located 5km from Putrajaya, the development is connected to major transit routes, including the MEX, PLUS, and Lingkaran Putrajaya highways. 

Myra chief of people and growth Akil Hassan noted that today's buyers are placing far greater emphasis on spacious layouts, accessibility, and well-planned environments that support long-term family living.

"As the broader Putrajaya-Cyberjaya-Dengkil triangle continues evolving into a more established employment, education and digital infrastructure hub, we believe there will be sustained demand for homes that offer both accessibility and a more balanced suburban living environment," Akil said.

The residential component features a total of 594 serviced residence units split across two phases. The project offers five layout configurations ranging from 700 to 1,490 sq ft, available in two-bedroom, three-bedroom, and four-bedroom formats. Indicative pricing starts from approximately RM250,000.

Akil noted that these larger built-ups are designed specifically to cater to first-time homebuyers, young families and upgraders seeking more space, contrasting with the prevailing market trend towards smaller residential configurations.
