Mah Sing Group Bhd’s (KL:MAHSING) first project under its premium M Grand Series — M Grand Minori Phase 1 in Johor Bahru — has seen 85% of the non-bumiputera units taken up since its launch last September.
Located 3km from the upcoming Bukit Chagar Rapid Transit System (RTS) Link station, this freehold mixed-use development spans 5.99 acres in Taman Pelangi and has a total gross development value (GDV) of RM1.5 billion.
M Grand Minori Phase 1 comprises a retail podium and two towers of serviced apartments. It will offer 1,733 residential units, with built-up areas ranging from 403 to 835 sq ft. It has a variety of layouts — including studio, 1-bedroom, 1+1 bedroom and 3-bedroom, with selected units featuring a dual-key concept — selling from RM390,000.
There will also be partially furnished units, catering for move-in ready buyers, upgraders, working professionals, investors and cross-border commuters seeking convenience, mobility and city access.
Mah Sing founder and group managing director Tan Sri Leong Hoy Kum notes that most of the buyers are young Malaysian professionals aged between 20 and 40, with the Chinese market being the largest segment.
“Most of them hold stable corporate positions as office workers or executives and commute to Singapore for work,” he tells City & Country.
“Their main priority is a strategic location near the CIQ (Customs, Immigration and Quarantine) or RTS to reduce daily travel time. They are looking for versatile properties that both serve as a comfortable home and offer strong investment potential. The development’s location in a mature Johor Bahru town area is a major draw because of its immediate access to city amenities.”
He adds that the development’s proximity to the upcoming Bukit Chagar RTS Link station provides the residents with a direct five-minute connection to Singapore’s Woodlands North RTS Link station.
Designed for modern urban living, the GreenRE-certified M Grand Minori Phase 1 will also offer 41 facilities, including an infinity pool, a gymnasium, co-working lounge, yoga deck, multipurpose hall and children’s play areas. It also incorporates sustainable features such as an express car park ramp, a rainwater harvesting system, EV charging stations and an automated waste collection system.
Mah Sing’s M Grand series offers premium products for the more affluent market, including upgraders and investors. Located in prime areas and featuring upgraded specifications, the series is a response to growing demand for homes that offer enhanced features, greater convenience and a more premium living experience.
Meanwhile, for the ground-floor commercial units at the retail podium, the developer plans to feature essential services such as groceries, F&B outlets, clinics and a dedicated childcare centre, enhancing daily convenience for residents and creating a vibrant, self-contained community.
In addition, amenities nearby include schools (SMK Taman Pelangi and Foon Yew High School); retail and lifestyle (Plaza Pelangi, KSL City Mall, RNF Mall, JB City Square and The Mall, Mid Valley Southkey); as well as healthcare (Columbia Asia Hospital, KPJ Johor Specialist Hospital and Hospital Sultanah Aminah).
Moving forward, Leong notes that M Grand Minori Phase 2, which is adjacent to Phase 1, is targeted for launch in 2Q or 3Q this year.
Johor is Mah Sing’s second largest development region after the Klang Valley, having launched its first township in 2000. With its proximity to Singapore, ongoing infrastructure enhancements, growing investor confidence and strong demand from both local and international buyers, Leong notes that the developer will continue to explore land acquisitions and new opportunities for township, industrial, M Series (a series focused on affordable housing) and future M Grand Series developments.
