The Shayher Group has unveiled a mixed-use development in Bandar Sunway, Selangor, through its subsidiary Kiranamaz Property Sdn Bhd.

In an interview with City & Country recently, director Lee Tuan Khoon says the development, on a 9.4-acre site in Jalan PJS 9/1, comprises one block of Rumah SelangorKu affordable housing (Aurum @ Bandar Sunway), two serviced apartment blocks (Andaman @ Bandar Sunway), one-storey shops (Galaxi Walk) and two more serviced apartment blocks that have yet to be named.

All components, except for the two unnamed serviced apartment blocks, are currently open for preview, he adds. The residential towers will sit atop a podium, while the shops will be on the ground level.

Aurum will offer 734 units in a 44-storey tower. Priced at RM265,000, the 550 sq ft units will come with two bedrooms, a shower and a toilet. Each unit will be equipped with two air-conditioning units and a water heater.

The facilities will include a swimming pool, barbecue deck, playground, outdoor fitness area, karaoke room and gymnasium. Aurum residents will also share a multi-sports court with Andaman residents.

Andaman will comprise 856 units across two 42-storey towers. The unit sizes are 734 sq ft (two bedrooms, two bathrooms and a utility room), 932 sq ft (dual-key ready unit with three bedrooms, a study, a bathroom, a shower and a toilet) and 1,055 sq ft (dual-key unit with three bedrooms, three bathrooms and a study). Each unit will be allocated two parking bays.

With a gross development value (GDV) of RM592 million, the units are priced from RM522,000 or RM710 psf.

Galaxi Walk will offer 46 shops with built-ups of 904 to 2,207 sq ft and frontages of 20ft to 40ft. The shops will feature an 8m high ceiling, giving owners the flexibility to add either a mezzanine or second floor, effectively creating a 1½- or two-storey layout.

The shops will cater to lifestyle retail, food and beverage operators and service-oriented businesses. The retail component has a GDV of RM95 million, with prices starting from RM1.097 million or RM1,213 psf.

“The project is designed to integrate residential, affordable housing and retail components in one of the Klang Valley’s most mature townships,” says Lee.

The development is well connected via major highways, including the Lebuhraya Damansara Puchong (LDP), Lebuhraya Shah Alam (Kesas) and Federal Highway.

Andaman

Kim Realty marketing and business development manager Liew Yew Ming says the architectural and landscape concept centres on a resort-style living experience, incorporating green corridors, water features and an extensive range of lifestyle facilities. Kim Realty is the exclusive agent for this project.

A total of 108 facility elements have been planned for Andaman.

“For Andaman, amenities are grouped under five themes — dining, wellness, fitness, party and family — and consolidated at the podium level on Level 9. This will allow residents to enjoy a comprehensive lifestyle environment without leaving the development,” he says. “The maintenance fee, inclusive of the sinking fund, is projected at about 35 sen psf.”

The facilities will include a grand ballroom, social clubhouse and garden bar (dining); screen and karaoke hall, pool table and theatre beach party area (party); gymnasium, spin bike and boxing corner (fitness); reading room, picnic garden and gated toddler play zone (family); as well as a Jacuzzi, aquatic therapy pool and reflexology garden (wellness).

Lee says Andaman will feature security and access control systems such as facial recognition and car plate recognition, sustainable living infrastructure like electric vehicle (EV) charging points and smart home systems as well as conveniences such as a bicycle avenue, designated ride-hailing zones and parcel drop-off and collection areas.

“At the doorstep lies Galaxi Walk, an anticipated streetscape alive with boutique shopping, inviting cafés and gourmet dining, seamlessly extending the lifestyle experience and making everyday living stylish, effortless and connected,” he says.

Shayher Group is targeting four main groups for the project based on its location, facilities and affordability.

The first group comprises young professionals and millennials working in Bandar Sunway, Subang Jaya, Petaling Jaya, Puchong, Bukit Jalil, Shah Alam, Klang and Kuala Lumpur, who are seeking modern, well-connected residences near workplaces and lifestyle hubs and who value convenience. These are primarily first-time homebuyers currently renting in the vicinity.

The second group consists of parents and families seeking proximity to schools, universities and other amenities nearby, with an interest in dual-key layouts for multigenerational living.

The third group is investors who view Bandar Sunway as a high-demand rental market, driven by strong tenancy potential from the surrounding workforce. They anticipate rental yields and long-term capital appreciation.

Lastly are the upgraders, comprising existing residents of surrounding areas who are attracted by the address and integrated township living offered in Bandar Sunway.

Lee notes that about 400 Aurum units have been offered, while 200 Andaman units have been booked. Andaman has received more than 4,000 registrations of interest since the end of last year.

Infrastructure enhancement

A key infrastructure enhancement initiative supporting the project is a new access road and upgraded junction near Taylor’s University, says Lee. It aims to streamline connectivity to Jalan Puchong and the LDP, addressing current traffic inefficiencies that require motorists to make U turns to re-enter the highway.

“There is a new access road seamlessly linking Jalan PJS 9/1 to Jalan Taylors, across the LDP. It spans about 768m and includes a pedestrian walkway on one side for safety and walkability. It is scheduled for completion alongside the issuance of the certificate of fitness,” he adds.

While the contractual completion period is 54 months, Lee is confident the development can be completed by 2Q2030 as Stage 2A is expected to be completed in March this year, ahead of initial projections.

Looking ahead, another two residential blocks are being planned for launch once the current phase gains further momentum. These future towers will feature similar layouts, slightly smaller units and shared access to the same podium facilities.
