KUALA LUMPUR (Nov 27): UEM Sunrise Bhd’s (KL:UEMS) net profit for the quarter ended Sept 30, 2025 (3QFY2025) fell 20% to RM18.5 million from RM23 million a year earlier, due to lower land sales, higher finance costs and tax expenses.

In a filing with the bourse, the group said the decline was partly cushioned by stronger contributions from property development projects such as Aspira Hills, Aspira LakeHomes, The MINH and The Connaught One. Quarterly revenue rose 13% to RM417.8 million.

No dividend was declared for the quarter under review.

For the first nine months of 2025 (9MFY2025), net profit increased 23% to RM61.4 million, supported by a 60% bump in revenue to RM1.28 billion.

UEM Sunrise said it managed to exceed its full-year sales target, hitting RM1.08 billion ahead of schedule at the nine-month mark.

It said unbilled sales of RM2.1 billion provide earnings visibility for the next 18–36 months.

The company’s net gearing improved to 0.38 times, its lowest since 2019, while cash and investments grew 47% year-on-year.

Newly minted managing director and chief executive officer Shaharul Farez Hassan said in a separate statement that the results show strong demand and operational discipline. He highlighted supportive policies such as the Johor–Singapore Special Economic Zone (JS-SEZ) and the company’s U2030 transformation plan.

Operationally, UEM Sunrise handed over 1,836 units worth RM1.7 billion in gross development value (GDV). The company launched new projects worth RM1.8 billion in GDV during 9MFY2025, including Allegro in Symphony Hills and One Oval in Perth.

UEM Sunrise said Malaysia’s stable economic conditions — with the overnight policy rate (OPR) at 2.75% and inflation at 1.5% — along with Budget 2026 housing initiatives, continue to support property demand. Johor’s ongoing economic developments, including the RTS link, also strengthen prospects for the group’s southern projects.

The group said it is on track to meet its RM2 billion GDV launch target for 2025, focusing on new attainable and landed residential properties, aimed at buyers who are upgrading, in Iskandar Puteri.

UEM Sunrise's share price closed down 0.85% to 58 sen on Thursday, valuing the company at RM2.95 billion. The stock is down 45.28% this year.
