LABU, Negeri Sembilan (Nov 11): Eco World Development Group Bhd (KL:ECOWLD), NS Corp and SD Guthrie Bhd (KL:SDG) have officially launched Eco Business Park 7 at Labu, Negeri Sembilan on Tuesday. The development has a gross development value (GDV) of RM3 billion.

Developed by a joint venture company between EcoWorld (55%), SD Guthrie (30%) and NS Corp (15%) called Eco Business Park 7 Sdn Bhd, the 1,195 acres of freehold land is located at the Parcel C of the Malaysia Vision Valley 2.0 (MVV 2.0). It comprises a mix of medium-sized industrial lots, ready-built factories, retail lots and service facilities to support the needs of businesses and workers at the development. 

The business park will be developed in several phases. The first phase will offer cluster factors that come in land sizes of 60ft by 100ft and 60ft by 120ft, semi-detached factories that come in land sizes of 75ft by 130ft and 75ft by 140ft, as well as individual land parcels between one to five acres. 

The cluster factories are priced from RM1.9 million to RM2.5 million and the semidee factories from RM3.1 million to RM3.3 million, while the land parcels start from RM74 psf. 

In his opening address, Negeri Sembilan Menteri Besar and NS Corp chairman Datuk Seri Aminuddin Harun said, “Eco Business Park 7, as the first industrial project in Parcel C, will serve as a catalyst and play a pivotal role in achieving these goals. It will also benefit Negeri Sembilan’s position as part of the central region industrial cluster development initiative. 

“With the economy reopening and expanding, I am confident that the companies within Eco Business Park 7 network will continue to strengthen their collaboration and build a powerful ecosystem, much like successful industrial projects seen in countries such as Japan.” 

According to EcoWorld executive director, president and CEO Datuk Chang Khim Wah, the development will cater to sectors such as aerospace, electrical and electronics, logistics and e-commerce, halal industries, biotechnology, as well as advanced manufacturing. 

“This is not an ordinary project. It represents a rare combination of cooperation and shared commitment. This initiative is a joint effort between the public and private sectors. It’s quite an unusual partnership because it brings together three different entities, each with distinct backgrounds and objectives, yet all working towards the same goal,” Chang noted.  

Representing SD Guthrie, its group managing director Datuk Mohamad Helmy Othman Basha said, “While SD Guthrie works to unlock the value of our landbank, we are delighted to be part of Negeri Sembilan’s vision and the national development agenda.” 

Eco Business Park 7 is located near the proposed Nilai-Labu-Enstek Expressway and is about a 25-minute drive to the Kuala Lumpur International Airport (KLIA) Terminal 1. It is accessible via the Nilai–KLIA Expressway, KLIA Expressway, North–South Expressway, North–South Expressway Central Link, New Klang Valley Expressway, and the Kajang–Seremban Highway.
