Land & General Bhd (KL:L&G) (L&G) plans to launch projects with a total gross development value (GDV) of over RM700 million in the financial year ending March 31, 2026 (FY2026).

According to managing director Low Gay Teck, these include the final phase of Sena Parc in Senawang, Negeri Sembilan and a project in Bandar Sri Damansara, Selangor.

First up is the project on Plot 4 in Bandar Sri Damansara. The serviced apartment development on 2.83 acres of land will have a GDV of RM651 million, and comprise 1,008 units with sizes of 750, 905 and 1,150 sq ft in two blocks.

The units come in layouts of two to four bedrooms, are targeted at young working adults, young couples and multigenerational households. They will be priced from RM650,000. The project is expected to be launched in 4Q2025.

Low says 20% of the apartments will have four bedrooms. This was a deliberate design decision to fill a gap in the high-rise market.

“High-rise projects often neglect larger families that want the practicality of four bedrooms. By offering this mix, we are addressing pent-up demand in a mature township where families want to stay close to schools, workplaces and amenities.”

The development will have an eco-luxury living concept, with sustainable design and high-end finishes, Low adds. It will emphasise lifestyle, wellness and community integration and offer facilities such as an Olympic-length swimming pool, gymnasium, landscaped gardens, playground and event areas.

The design promotes natural ventilation and lighting, and employs passive strategies such as orientation, shading devices and a perimeter speed ramp. It also has an open concept with a single-loaded corridor as well as low-carbon elements like electric vehicle charging bays and bike storage.

The project is located 500m from the Sri Damansara Barat MRT station.

Next will be the final phase, Phase 1B, of Sena Parc in Senawang with a GDV of RM62 million. This phase, on a land area of 14.24 acres, is also scheduled for a 4Q2025 launch. It will have 74 semi-detached units with a land size of 34ft by 75ft and built-ups of 2,470 and 2,667 sq ft. Priced from RM1 million, the houses will have 4 or 4+1 bedrooms.

They are targeted at growing families, multigenerational households and expatriates from the surrounding industrial area. Facilities include a jogging track, futsal court, badminton/sepak takraw court, outdoor dining spaces, a parcourse and playground.

The 228-acre Sena Parc, formerly known as Tunku Jaafar Golf and Country Resort, is five to 10 minutes’ drive from the LEKAS Highway.

Low says L&G plans to launch Aria Rimba in Seksyen U10, Shah Alam, in the middle of next year (FY2027). The project will be anchored by landed homes, with the first phase comprising 169 two-storey terraced houses with a GDV of RM135 million to RM140 million.

He adds that the township will be developed in several phases and have a total estimated GDV of RM2.6 billion.

“Township living remains a key aspiration for many Malaysian families. Landed homes are still highly sought after, especially in well-connected areas. With Aria Rimba, we are broadening our portfolio to offer both landed and high-rise homes, ensuring that our products remain relevant across different income groups and lifestyles.”

Maiden industrial venture

L&G will be diversifying into the industrial market in FY2027 and is in the process of rezoning about 2,500 acres of land in Sungai Jernih, Selangor, Low says.

The first phase of 220 acres will have detached, semi-detached and hybrid units, as well as five- to 10-acre industrial plots.

“This is our first industrial project, and it is a very significant milestone for the group. We see strong potential because the land is located just minutes from the Lembah Beringin toll plaza, close to established industrial zones, and is already attracting attention from investors,” he adds.

The group’s strategy is to sell the plots outright rather than lease them out, a move that is possible because the land has been held at a low book cost for more than three decades.

“Because we have carried this land at such a low cost for so long, we are in a strong position to price our products competitively while still enjoying very healthy margins. We believe this project will become a high-margin contributor to our earnings base,” Low explains.

Expanding into hospitality

L&G’s diversification also extends to hospitality. In Putrajaya, it will convert an office block, formerly known as Menara L&G, next to the Dorsett Putrajaya into 290 serviced apartments for short- and mid-term stays at a cost of RM45 million.

Now at the tender stage, the project is expected to take 12 to 15 months to complete and could begin operations in 2027. Low says branding discussions are ongoing, with a third-party operator to be appointed.

Apart from property development, L&G has several properties for lease. These include units in the commercial hub The FLO, Sri Damansara Business Park and 8trium office tower, all in Bandar Sri Damansara.

It also has a foothold in the education industry with the Bestari brand, in the same township. Its subsidiary Lang Education Sdn Bhd operates Sri Bestari Private School, Sri Bestari International School and Manjaria Bestari Kindergarten.

Ongoing projects

L&G has four ongoing projects — Livista Bandar Sri Damansara, Kamelia and The Wyn Residences in Selangor, as well as Astoria Ampang Phase 2 in Kuala Lumpur.

Livista Bandar Sri Damansara is the first phase of the redevelopment of the former Sri Damansara clubhouse. Occupying 3.02 acres, it will have 700 condominium units in two blocks (344 units in Block A and 356 units in Block B). The units will come in three sizes — 690 sq ft with two bedrooms and one bathroom, and 1,012 and 1,035 sq ft with three bedrooms and two bathrooms.

Low says about 90% of the units have been sold. He attributes the success to a combination of location and connectivity.

“Livista sits within a mature township with easy access to MRR2, DUKE and NKVE, and is close to shopping centres such as 1 Utama and the Curve Shopping Mall. Buyers recognise the value of staying in a neighbourhood where everything is already in place.”

The group is building a pedestrian link bridge that will connect The FLO to the Sri Damansara Barat MRT station. A landscaped 5.2-acre green space called Senses Park, which will be accessible to the public, will be completed soon.

“These elements show our commitment to placemaking, not just putting up buildings,” he says, adding that Livista is scheduled for completion in 3Q2027.

Next to Livista is the 602-unit Kamelia Rumah Mampu Milik affordable serviced apartment project, which is now 80% sold. It will be completed by 1Q2027.

Meanwhile, The Wyn Residences has recorded sales of about 60%. Low believes that its location and accessibility are the main draws for young buyers and investors. The project is located next to IOI Mall Puchong and within walking distance of the Puchong Jaya LRT station.

“Its location is its strength. We expect demand to strengthen further as construction progresses and buyers can see the connectivity advantages more clearly,” he says, adding that The Wyn Residences will be completed by 2Q2027.

Astoria Ampang Phase 2 serviced apartment project is expected to be completed by this quarter.

At the completed Damansara Seresta Condominium in Bandar Sri Damansara, over 95% of the 452 units have been sold, with fewer than 20 remaining.

Balanced growth path

While L&G has RM700 million worth of immediate launches in FY2026, Low declines to reveal its sales projection for the financial year. It registered property sales of RM439 million in FY2025 and RM456 million in FY2024.

He says launches beyond FY2026 include more than 3,000 apartment units at The Mines Resort & Golf Club, Selangor, as well as a high-end condominium project on a 1.7-acre parcel in Mont’Kiara, Kuala Lumpur.

“Our pipeline shows that we are planning for growth, not just in the short term but over the next five to 10 years,” he adds.

At the same time, the company is strategising for its long-term future. Including the industrial land in Selangor, its land bank now stands at 2,815 acres.

By expanding its residential portfolio, entering into industrial development and establishing leasing income streams, L&G is positioning itself for a more balanced earnings profile and the next phase of growth.
