Berjaya Hartanah Bhd, a wholly-owned subsidiary of Berjaya Land Bhd ­(KL:BJLAND), has announced a 70% take-up rate for Tower A of Oaka Residences, its upscale condominium development in Bukit Jalil, Kuala Lumpur. The 175-unit Tower A was launched in November 2024.

Occupying 2.2 acres of freehold land, the development has a gross development value (GDV) of RM392.3 million. It houses a total of 350 units spread across two identical 30-storey residential towers, with built-ups ranging from 882 sq ft to 1,509 sq ft. Each unit comes with a lanai, or balcony, a store room and utility room, as well as at least two side-by-side parking bays. The selling price starts from RM836,000, or RM948 psf.

Meanwhile, Tower B opened for sale in August. In an email interview with City & Country, Berjaya Land group CEO Syed Ali Shahul Hameed attributes the good take-up rate to the project’s location.

Targeting young families and professionals, the GreenRE gold-certified project offers family-friendly facilities, such as a 40m infinity lap pool, gymnasium, yoga and dance studio, theatre room, games room, resident lounge, rooftop sky garden with a sky pavilion, playground, dedicated delivery pick-up and drop-off area, and half-court basketball court. The maintenance fee is 50.6 sen psf, including a 10% sinking fund.

The development is close to amenities such as hospitals and medical centres, schools, colleges and universities, as well as mature commercial hubs. It is also easily accessible via the Shah Alam Expressway, Maju Expressway and Kuala Lumpur-Seremban Expressway. There are three LRT stations located within a 3km radius.

The construction is 28% completed, with some units having reached stage 2B billings. The developer said it is on track for the February 2028 completion target.

Berjaya Group, a pioneer developer in Bukit Jalil, has held a 400-acre freehold master plan for the area since the 1980s. The master plan includes Bukit Jalil Golf & Country Resort, the area’s only golf course.

The 165-acre, 18-hole golf course sits at the heart of the master plan, serving as a key milestone in transforming this part of Bukit Jalil into a tranquil and sought-after enclave that many now call home.

Berjaya Hartanah owns and operates Bukit Jalil Golf & Country Resort and is also the developer of 12 completed and ongoing residential and commercial projects within its Bukit Jalil master plan. Notable developments include Green Avenue, Savanna and Savanna 2, Jalil Link @ Bukit Jalil and The Link 2, KM1 West and East, and The Tropika.

Oaka Residences is the first phase of the last available 12.2 acres in the Bukit Jalil master plan. The 12.2-acre parcel, which includes the site of Berjaya Property Gallery Bukit Jalil, has been subdivided into four plots for separate developments, with a combined estimated 1,500 units and a GDV of RM1.3 billion.

All four developments are residential projects that are designed for mid- to high-income earners, growing families and retirees.
