About 70% of the units at Armani Group’s RM3 billion Armani Hallson KLCC have been taken up since its launch on Aug 12, says deputy CEO Chris Yong.

In an interview with City & Country, he notes that most buyers are locals and Singaporeans, with a strong base of repeat purchasers from the group’s earlier projects.

“We are witnessing increasing interest from international markets such as Hong Kong, Taiwan and Japan. What’s attracting buyers is not only the strategic location in the KL city centre, but also the lifestyle proposition that it offers,” he says.

“We expect to sell up to 90% of the units within the next nine months, and the balance probably within 18 months.”

The 2.61-acre freehold plot on Jalan Ampang, Kuala Lumpur, was previously home to SJKC Lai Meng. Armani Hallson KLCC will feature 775 SoHo (small office, home office) units in one block (68-storey Block C) and 1,440 SoVo (small office, versatile office) units in two blocks (78-storey Blocks A and B). The SoHo units range from 538 to 558 sq ft, while the SoVo units range from 406 to 1,182 sq ft. Prices start from RM1,636 psf.

The land was acquired by Magna Prima Bhd’s (KL:MAGNA) wholly-owned subsidiary Twinicon (M) Sdn Bhd from the Lai Meng Girls School Association in 2014 for RM148.15 million. In January last year, Magna Prima announced its collaboration with Golden Rainbow View Sdn Bhd — a subsidiary of Armani Group — to jointly develop the project.

Designed around the concept of luxurious tropical resort living, the development offers extensive facilities — including a 30,000 sq ft tropical garden on Level 10 — to avoid a sense of claustrophobia, especially for residents whose units face each other.

This facility is a departure from typical offerings, says Yong, noting that the garden ensures every unit has something pleasant or interesting to look at, regardless of direction.

Also on Level 10 are a tranquil lagoon, waterfall, floating steps, tea pavilion, Zen garden, barbecue lounge, lawn and herb garden.

To reinforce its luxury theme, Armani Hallson KLCC offers more than 80 facilities across multiple levels. Highlights include an open terrace on Level 33 of the SoHo block; a swimming pool and Jacuzzi on Level 67; and a gymnasium on Level 68.

In the SoVo blocks, Level 76 houses a swimming pool, Jacuzzi, onsen, hydro spa and heated pool; Level 77 features a multipurpose hall and gymnasium; and Level 78 offers a viewing deck with sweeping views of the Kuala Lumpur skyline — including the Petronas Twin Towers, The Exchange 106, Merdeka 118 and KL Tower.

The estimated maintenance fee, inclusive of sinking fund, is 95 sen psf.

As a transit-oriented development, Armani Hallson KLCC will be linked via covered walkways to the Bukit Nanas monorail station and Petronas Twin Towers, with direct access to the KLCC LRT station.
