Sime Darby Property Bhd (KL:SIMEPROP) officially launched SJCC East One, a serviced residence in the SS16 neighbourhood of Subang Jaya, on June 21. The project has a gross development value (GDV) of RM615 million and is part of the 30-acre Subang Jaya City Centre (SJCC) master plan.

“SJCC East One [is the first transit-oriented development (TOD)] at SJCC, with future phases featuring even more vibrant retail offerings and an office tower, further elevating the area,” says Sime Darby Property chief operating officer for integrated development Datuk Mohd Idris Abdullah.

Spread across 2.67 acres of freehold land, SJCC East One will have 926 units across two towers. The units will have built-up sizes of 682, 901 and 1,435 sq ft. Prices will start from RM598,000 and the development is expected to be completed by June 2029.

SJCC East One will also comprise a commercial component — SJCC High Street — below the serviced residence. To be retained by Sime Darby Property, SJCC High Street is a retail boulevard that will be lined with local brand outlets, eateries, landscaping and art installations.

“The boulevard will be a trendy hangout spot for Subangites and the general public. The boulevard will be anchored by a lively piazza that serves as a central gathering hub,” Mohd Idris says. The existing monsoon drain along Jalan SS16/1, he adds, will be transformed into a tree-lined, pedestrian-friendly retail boulevard to further expand walkable areas for residents.

In terms of facilities, SJCC East One will have a 50m Olympic-length pool, wading pool, gymnasium, yoga studio, co-working space, karaoke lounge, games room, podcast room, parcel lockers, multipurpose court, barbecue area, herb garden, open lawn, garden lounge, children’s playground with interactive play area, alfresco dining deck, multipurpose hall and pocket gardens. There is also a ladies’ gym for female residents to work out comfortably in as well as three thematic lounges with unique designs, concepts and layouts to cater for all types of events and gatherings.

SJCC East One, Mohd Idris says, caters to urbanites, long-time Subang Jaya residents and investors. “Our target market is mainly urbanites who appreciate the conveniences of modern city living and enjoy being at the heart of the action. A significant portion of our market also comprises the second and third generations of Subangites, attracted by the vibrant environment we have cultivated over the years and the proven success of our previous developments in SJCC that has solidified our reputation as Malaysia’s leading developer.

“Additionally, we are seeing strong interest from investors who are drawn by the attractive rental yield and the development’s location and connectivity, as a result of its TOD status, and direct links to the LRT and KTM stations.”

Sime Darby Property will include sustainability elements in the development. As such, the developer has obtained a provisional GreenRE Gold Certification for SJCC East One for the usage of sustainable building materials and incorporation of eco-friendly elements.

Sustainability features that will be incorporated into the building design include electric vehicle (EV) charging stations, rainwater harvesting for landscape irrigation, maximising natural lighting and ventilation, LED lighting at common areas, street lighting and podium car park, photosensors at podium car park levels, water-efficiency labelling scheme (WELS/WELPS) certified for sanitary wares and fittings and energy-efficient air-conditioning. The development will also use eco-friendly building materials such as low volatile organic compound paint, green-label door and floor tiles and laminated glass windows.

Beyond that, Sime Darby Property will also connect the existing green elements surrounding the area to SJCC East One by creating an ecological corridor between SJCC High Street and Taman Subang Ria.

“This connection helps reduce human-wildlife conflict by improving the landscape and creating better movement/migratory pathways for fauna through the introduction of a variety of plant species chosen to support wildlife and the needs of different species by providing food (fruit, flowers and seeds), creating a habitat and offering nesting materials and shelter.”

Sustainability-driven community hub

The connection to Taman Subang Ria will allow existing and future residents of SJCC East One and the area as well as visitors to access PARC community hub easily.

“PARC is a sustainability-driven community hub in Taman Subang Ria with eco-friendly finishes and features. The PARC hub was built through the repurposing and upgrading of the existing structures (futsal court, tennis court and go-kart shed) to minimise environmental impact. The common areas and main hall are also powered via solar panels.

“It has been transformed into a trendy hangout spot with multifunctional event spaces, a makerspace, eateries and cafés to cater for diverse interests for visitors to experience local sustainability initiatives and workshops that benefit the community as a whole,” says Mohd Idris.

Subang Jaya City Centre

Introduced in 2011, SJCC has an estimated GDV of RM4 billion. It has only about 20 acres of land remaining for development. “The master plan aims to introduce a fresh chapter to the city [of Subang Jaya] with SJCC as a creative centre that celebrates artistic expression in all its forms, from design and art to food and beverage, fashion and more,” explains Mohd Idris.

In addition, he says the developer is focused on improving the connectivity surrounding the area as SJCC acts as the main entry point to Subang Jaya.

“SJCC serves as the gateway to Subang Jaya and is the first touchpoint for many travellers commuting in and out of the township. As such, improving connectivity and convenience for our residents is a top priority. To improve access and mobility, a covered walkway will directly connect SJCC East One to the Subang Jaya LRT and KTM interchange station. Separately, a dedicated pedestrian walkway to Taman Subang Ria, along with a park entrance, will reduce the walking distance to just 450m from SJCC East One.”
