The RM892 million Dawn KLCC, a development by Dawn Land Sdn Bhd, has achieved a take-up rate of 91% since its launch in April last year. The development is a 70:30 joint venture between Chin Hin Group Property Bhd (KL:CHGP) and Fiamma Holdings Bhd (KL:FIAMMA). Chin Hin Group Property and Fiamma share common majority shareholders and directors.

According to Chin Hin Group Property group managing director Chiau Haw Choon, the positive response highlights the project’s appeal to buyers looking for a premium residential address or investment opportunity in Kuala Lumpur’s most prestigious location.

“The majority of buyers are from Malaysia, with the remaining 20% coming from international markets such as China, Taiwan and the Middle East. These buyers are primarily seeking an unparalleled lifestyle experience and the prestige of owning a premium residence with the KLCC address, making Dawn KLCC an attractive choice for those looking to invest in high-value real estate,” he tells City & Country in an email interview.

“Offering a blend of luxury serviced apartments and office suites, the development is designed to cater to the needs of homeowners, with well-planned 

layouts ranging from 348 to 835 sq ft, with five unit types, including office suites, dual-key units and two-bedroom apartments.”

Chiau adds that the building’s form has been carefully sculpted to minimise the impact of neighbouring structures, ensuring unobstructed, panoramic views of the KLCC skyline.

Spanning 1.41 acres, Dawn KLCC offers 468 office suites and 492 serviced apartment units in one 68-storey block. The selling  price starts at RM713,000 and the project is scheduled for completion in 2Q2029.

Located adjacent to the iconic Saloma Bridge, the development is within walking distance of the KLCC and Kampung Baru LRT stations.

Key design highlights include the sky bar that will take up the entire rooftop; retail space at Level 43A that will be complemented by an outdoor terrace to offer panoramic views of KLCC; and the facility deck at Level 9, which will be divided into three distinct zones: active, collaborative and playscape.

The active zone features an enclosed badminton court and an outdoor basketball half-court while the collaborative zone is designed for young creatives to gather, work and innovate, offering co-working pods, alcoves and book nooks.

The playscape zone, meanwhile, is designed for children and aimed at encouraging learning through play in an engaging and imaginative setting.

Its other facilities include a sky pool, sky gymnasium, landscaped garden terrace, parcourse, children’s water play pool, function room, Jacuzzi and floating gym.

Chiau says Dawn KLCC will have smart home technology to enhance modern living, providing convenience, security and efficiency. The development has been awarded the provisional GreenRE Gold certification.

Dawn KLCC had faced challenges due to its compact and narrow site. “To address this, the architect has introduced innovative solutions to enhance exclusivity and optimise space efficiency. The building is structured into vertical communities/zones to manage density while maximising views of KLCC and minimising exposure to surrounding buildings,” he says.
