Sunway Property, the property arm of Sunway Group, soft-launched Sunway Flora 2 in Bukit Jalil on April 26. The RM549 million development is part of the Sunway Flora’s Signature series, which was launched in 2023. Spanning 3.5 acres, Sunway Flora 2 is a freehold mixed-use project featuring two serviced apartment blocks and retail units with a net lettable area of 11,700 sq ft.
According to Sunway Property chief operating officer Lee Kar Loon, the 41-storey Tower A will contain 338 units and the 42-storey Tower B will offer 348 units. The apartments come in three sizes — 764 sq ft (two bedrooms, two bathrooms), 980 sq ft (three bedrooms, two bathrooms) and 1,259 sq ft (four bedrooms, two bathrooms) and prices start from RM568,000.
“The development targets young families, newlywed couples, professionals and urban dwellers who value seamless access to public transport and proximity to major highways. It is connected to the Muhibbah LRT station via a 550m covered walkway,” Lee says in an email interview with City & Country.
“Sunway Flora 2 is an eco-conscious residential development that combines sustainability, connectivity and modern living. It incorporates Sunway’s SDDA [Sunway Design and Development Architecture] principles, with green features such as urban farming, energy-efficient designs, rainwater harvesting and 14 EV [electric vehicle] charging stations. These features ensure an environmentally responsible lifestyle.”
He adds that Sunway Flora 2 is one of the few pet-friendly high-rise residences in Bukit Jalil, offering dedicated pet play areas on Levels 3 and 4. These zones are separated from the main communal facilities.
The facilities podium, which spans six levels, also offers a 50m infinity lap pool, learners’ pool, urban farm, pet play area, co-working space, entertainment hub (with games, theatre room and karaoke rooms), children’s play area, indoor lounge, gymnasium, multi-purpose hall with badminton and pickleball courts, Jacuzzi, barbecue pavilion, sky lounge and a rooftop kitchen. Unit owners can expect the maintenance fee, including the sinking fund, to be around 30 sen psf.
According to Lee, Sunway Flora 2 is a natural progression from the success of Sunway Flora, building on its most popular features while incorporating enhancements to meet the evolving needs of modern lifestyles.
“Both developments share a focus on sustainability, a strategic Bukit Jalil location and excellent connectivity. Sunway Flora 2 retains the key elements that made Sunway Flora successful and elevates them further,” he says.
For instance, the living and dining areas have been redesigned to sit side-by-side, creating a more seamless flow, ideal for multigenerational families. The upgraded amenities, including dedicated pet-friendly zones, urban farming spaces and a stronger focus on sustainable living, cater for the needs of today’s homebuyers.
The integrated retail component in Sunway Flora 2 offers added convenience, allowing both Sunway Flora and Sunway Flora 2 residents to access essential services, dining and lifestyle options right at their doorstep.
Sunway Flora Phase 1 covers 5.37 acres and offers 748 condominium units (sized from 1,055 to 1,507 sq ft) across two towers. The current take-up rate is 80%, with completion on track for 4Q2026, according to Lee.
He acknowledges that traffic congestion near the development is a key concern. “To address this, we are improving the surrounding road infrastructure with road widening and the construction of a signalised junction to ease traffic flow and enhance accessibility. These improvements reflect our long-term commitment to better integrating the development into the wider community and supporting smoother daily commutes for residents and visitors alike.”
Another challenge, he adds, is the rising demand for EV charging infrastructure. The EV charging hub, with 14 charging bays at Sunway Flora 2, is designed to support future mobility needs.
Sunway Property CEO Chong Sau Min says Sunway Flora 2 is the developer’s latest “forward-thinking, eco-friendly residential development that blends sustainability, connectivity and modern living”.
He adds: “The project is designed to cater for young families and multigenerational households, with amenities that foster interaction and community-building. It’s more than just a home; it’s a dynamic space where work, play and life come together.”
Sunway Property will launch several developments across Malaysia and internationally in 2025, Chong discloses. They include Sunway Serene 2 in Kelana Jaya, Cochrane Residence in Cheras as well as new retail spaces at Jernih Residence in Kajang – all located in the Klang Valley.
In Johor, Sunway — which has a presence in Sunway City Iskandar Puteri (SCIP), Sunway Lenang Heights and Johor Bahru city centre — will unveil new developments in the region, including Sunway Sakura (Phase 2) and L8 link houses, Sunway Circuit Iskandar Puteri (a 4.5km multipurpose track), and Sunway Puteri Hills, a fine-dining hub in SCIP. Also in the works are a high-rise development in Sunway Lenang Heights and a SoHo project in the Yahya Awal area of Johor Bahru city centre.
In Penang, a high-rise residential project is planned in Sunway Wellesley in Bukit Mertajam; and in Ipoh, Sunway Bayu will feature 168 flexi terraced homes in Sunway City Ipoh.
Outside Malaysia, Sunway Property plans to unveil an executive condominium in Tengah, Singapore, as well as Sunway Gardens Phase 3 in Tianjin Eco-City, China.
