Phase 2 of Mitraland’s 22 Quartz 95% taken up, third phase launched

The second phase of 22 Quartz by Mitraland Group has achieved a 95% take-up rate since it opened for sale last August. Located in Setia Alam, Selangor, it comprises 116 units of 3-storey houses.

According to the developer, 22 Quartz is named after the 22-acre freehold tract on which the project is located. The entire project comprises 326 three-storey homes with built-ups of 2,766 to 3,493 sq ft and has a gross development value of RM455 million. The units are priced from RM1.04 million.

There are three types of houses in the development — Garden Villa (242 units), Park Villa (80 units) and Town Villa (four units). Garden Villas have a green deck on the first floor, while the Park Villa homes do not. The former caters to buyers who prefer an open view and more natural sunlight on the ground level and in the car porch area.

Town Villas, meanwhile, have a townhouse concept, where two individual owners share a 3-storey unit.

22 Quartz is being developed in three phases. The first phase, which consists of 116 units (64 Garden Villas and 52 Park Villas), was fully taken up within a month of going on sale last May.

The second phase consists of 116 Garden Villas. The third phase, which comprises the remaining 94 units (62 Garden Villas, 28 Park Villas and four Town Villas), opened for sale in mid-March. The entire project is slated to be completed by the third quarter of next year.

Design in harmony with nature

Similar to Mitraland’s 16 Quartz in Taman Melawati, Selangor, the 3-storey homes in 22 Quartz have an elevated green deck on the first floor, effectively separating human and vehicular traffic to create a safe and serene living environment, while also providing a fully covered car porch area on the ground level under the green deck for most of the units.

According to Mitraland chief operating officer Tan Chee Hoaw, 22 Quartz is a biophilic-inspired development that integrates nature with modern living. “The development has four times the greenery [compared to the 10% green ratio requirement set by the local authorities], a public linear park and a private urban farm so residents can enjoy a healthier and more harmonious living environment,” he says.

Tan adds that the innovative elevated green deck creates a safe and walkable environment where children can roam freely and neighbours can easily interact with each other. “The spacious villas with en-suite bathrooms, a private backyard lanai and an elevator shaft ensure comfort for all generations.

“22 Quartz primarily targets families who value quality time in a green, sustainable environment. The majority of buyers are aged 25 to 44, with strong interest from areas such as Setia Alam, Klang and even beyond. The development also appeals to multigenerational households looking for a spacious home that is future-proof,” says Tan.

Additionally, the project is GreenRE Silver-certified (provisional) and comes with an array of eco-friendly features such as a rainwater harvesting system in each home, solar water heaters in all master bathrooms, electric vehicle charger isolator points, compost bins in communal areas and LED street lighting. The houses also use low VOC (volatile organic compound) materials to ensure a healthier living environment, he elaborates.

As for common facilities, the gated and guarded, stratified 22 Quartz offers linear parks, a children’s playground and a jogging path. There will also be a 3-storey clubhouse with a swimming pool, gymnasium, multipurpose hall, barbecue area and space for a kindergarten. The estimated maintenance fee psf is 14.3 sen, inclusive of the sinking fund.

“Based on the strong demand for the previous phases, we expect the same for the third phase. 22 Quartz offers a rare last chance to own a home in a development that goes beyond just providing facilities; it is designed to foster real community living.

“What sets Phase 3 apart is its continued focus on creating a close-knit community through thoughtful design. A place where families truly connect — where children can play freely and safely outdoors, parents can exercise in a lush green setting and grandparents can socialise,” says Tan.

Future projects

Apart from 22 Quartz, Tan highlights that Mitraland is looking to expand its Gravit8 mixed-use development in south of Klang, Selangor, with a 4.87-acre integrated development comprising a 40-storey serviced apartment tower, a Grade A office tower (the first in Klang) and a sports complex.

“It will be designed as a holistic lifestyle hub blending modern urban living with accessibility and convenience,” he says, adding that the serviced apartment tower will also have a facilities sky deck that will be the highest in Klang.

Meanwhile, the developer is also working on a serviced apartment project in Subang Jaya that is scheduled for launch next year.

“Our future projects will continue integrating eco-friendly and biophilic elements to meet evolving market preferences,” Tan says.
