Shayher Group’s latest development, The Skies Kuala Lumpur, will debut this month.

Located diagonally across from Sunway Medical Centre Velocity on Jalan Cheras, the RM193 million leasehold serviced apartment project is a joint venture between Shayher Group’s subsidiary Warisan Tradisi Sdn Bhd and Kuala Lumpur City Council, the landowner.

The Skies Kuala Lumpur sits on 0.89 acres,  says Shayher Group director Ahmad Nazri Zaini. He added that the project offers low-density living in the heart of the city centre. “We provide lifestyle facilities, such as a sky pool on the rooftop at Level 41 and a sky gymnasium on Level 40.”

The Skies Kuala Lumpur will comprise 303 units in a 42-storey tower. The units, which will have built-ups of 550, 650 and 800 sq ft, are designed to be dual-key enabled and are priced from RM499,000. Most will come with one car park bay; only about 10% will have two  bays.

The units will also come semi-furnished with a hot water storage tank, top and bottom kitchen cabinets with hood and hob, air-conditioning units in the bedrooms and living room, and a digital lockset at the main entrance.

The homes will be equipped with a smart home system that consists of a smart home kit gateway, a CCTV unit with a 1080P 360-degree panoramic camera, smart home light control, WiFi single and double wall switches, and a universal infrared remote controller.

The development’s amenities — which are located on the ground floor, Level 8 podium, Level 40 and Level 41 — will include a sky pool, a sky gymnasium, an edible garden, an electric vehicle charging station, a playground, a fitness garden, a floating cinema and a halotherapy salt cave sauna.

Owners can expect to pay a monthly maintenance fee, including the sinking fund, of 33 sen psf.

According to Ahmad Nazri, The Skies Kuala Lumpur is “the most competitively priced project in the vicinity.”

The development is located within walking distance of the mixed-use development Sunway Velocity, which has a shopping mall, medical centre, hotel and university.

The Skies Kuala Lumpur is also near the Maluri LRT and MRT stations, Cochrane MRT station, and Chan Sow Lin LRT and MRT stations. The development is also easily accessible from Jalan Loke Yew.

Ahmad Nazri notes that The Skies Kuala Lumpur is ideal for first-time homebuyers seeking to live in the city, those working in Kuala Lumpur and investors.

“We also provide a 24-hour concierge service and five-tier security for the ultimate convenience and safe city living. With The Skies Kuala Lumpur, we aim to create a dynamic, efficient and comfortable living environment at the epicentre of Kuala Lumpur, with everything you need within walking distance. It focuses on convenience, amenities and connectivity, with a car-free lifestyle in perfect harmony,” he adds. “We are very confident in the project based on the response so far. We expect to fully sell out within a year of the launch date.”

According to Kim Realty marketing and business development manager Liew Yew Ming, The Skies Kuala Lumpur has received about 730 registrations so far, most of which are from investors. Kim Realty is the project’s exclusive marketing agent.

With earthworks completed and piling activities just starting, the project is scheduled for completion by early 2029.

Meanwhile, Ahmad Nazri highlights that the project is a pivotal element of Shayher Group’s growth strategy. The 25-year-old company aims to expand its portfolio to cover a diverse range of markets and customers while continuing to strengthen its presence in the market.

Shayher Group’s Pixel City Sentral and Nikka City Sentral projects in Bandar Sri Permaisuri, Kuala Lumpur, by its subsidiary Kirana Kemajuan Sdn Bhd, have recently been completed and handed over. The company’s ongoing project, The Jalil in Puncak Jalil, launched in 2023, is 60% complete and is scheduled for completion by end-2025. All three projects are fully sold.

Its civil servants’ housing project, PPAM Residensi Amansuri, also in Bandar Sri Permaisuri, is 80% complete and is expected to be ready by year end.

The group has two upcoming projects — a mixed-use development in Subang Jaya, offering 1,712 open market units, 734 Rumah Selangorku units and 46 commercial shoplots; and a PPAM development in Selayang with 193 units.
