The Amaya series is Low Yat Group’s first landed strata development in the past 20 years

The second phase of Low Yat Group’s Amaya, known as Amaya Series 2, achieved a 95% take-up rate as at mid-February.
Low Yat Group’s RM263.3 million Amaya series is the developer’s first landed strata development in the past 20 years and is part of the 145.68-acre Acacia Park residential enclave in Bandar Tasik Puteri (BTP) in Rawang, Selangor.
The first phase, Amaya Series 1, was launched in 2022 as the township’s maiden gated and guarded residential development. All 201 two-storey terraced units were snapped up within six months.
In an interview with City & Country, Low Yat Group’s subsidiary Rawang Lakes Sdn Bhd area property (development and management) general manager Andrew Goh says the leasehold second phase was launched in the first quarter of last year and comprises 186 two-storey terrace homes with practical open-concept layouts for multigenerational living.
The units come in four-bedroom, three- or four-bathroom configurations with built-ups ranging from 1,671 to 1,946 sq ft and with land sizes of 18ft by 70ft, 20ft by 70ft and 22ft by 70ft.
Prices for Amaya Series 2 start from RM622,000, and the development is expected to be completed by July 2027.
The development is designed with backyards that open into the linear park, emphasising green and tranquil living. “Neighbours can easily interact with each other amid ample green spaces such as the 4.7-acre residents-only main park and the linear parks. The project also comes with exclusive clubhouse facilities, including a swimming pool, wading pool, multi-purpose hall and nursery services. The grounds boast a large park with a jogging path, playground and basketball court,” Goh says.
“We take into consideration every open space in our township. Each phase [of Amaya] has a playground, for instance, with the overall Acacia Park development having a main park and football field. This ensures the residents will have room for recreational activities and lead an active lifestyle.”
He adds that Acacia Park will have two future phases, each featuring a concept distinct from that of Amaya Series 1 and 2. Plus, they will also be gated and guarded developments.
The development of BTP, Rawang, began in 2000 with just 42 lots, comprising residential enclaves and commercial components. A mega project by Low Yat Group via its subsidiary, Rawang Lakes Sdn Bhd, BTP has grown into a mature and thriving community of more than 70,000 since its inception.
At 2,670 acres, it is the largest township development north of the Klang Valley. In addition, BTP’s strategic location in the Greater Kuala Lumpur conurbation makes it just a 30-minute drive to the Kuala Lumpur city centre, aided by accessibility to major highways such as the KL-Kuala Selangor Expressway (Latar), Guthrie Corridor Expressway and New Klang Valley Expressway (NKVE).
In the heart of the township lies its green lung, the 33-acre Central Park and the 27-hole Tasik Puteri Golf & Country Club.
In early 2024, the township saw the groundbreaking of the Sasana International School. Scheduled for completion in 2026, the four-acre campus will be a purpose-built facility designed to accommodate 600 students.
“Currently, they have about 350 students for the present semester, with a target of 100 more by the next. The school currently occupies 10 units of 4-storey shoplots in the township, which is insufficient for them,” says Goh.
BTP also features commercial and recreational offerings for the convenience of the residents in the growing township.
Avenue 3 @ Medan Puteri stands as the most vibrant commercial hub in the township, with businesses thriving and flourishing, says Goh. The 3- and 5-storey shopoffices feature a variety of retail options, including convenience stores and eateries, and other commercial offerings.
“Besides that, we established a street mall concept near Avenue 3 called Paradise Fair, where the anchor tenant, the 55,000 sq ft homegrown supermarket chain Star Market, has also seen brisk business, with customers from all over BTP as well as neighbouring townships,” he adds.
Paradise Fair, which occupies eight acres, is Rawang’s first lifestyle-themed retail centre. It also features fast-food drive-thru restaurants, and Goh says Petron aims to set up a station there in the second quarter of 2025.
At the same time, the developer is focusing on enhancing the recreational sectors in the township. “We want to ensure the convenience of the residents. They do not have to travel far for recreational activities,” says Goh. The developer is already in preliminary discussions with the local authorities to privatise the 33-acre Central Park. “We want to further enhance the park. Instead of just having a jogging track, we are considering bringing in other recreational facilities such as go-karting, futsal, badminton and maybe pickleball, for instance, to keep up with the trends,” he says.
The company has also spruced up communal facilities within the township. “For example, we built proper taps, shelters and sitting areas for the natural spring water well that is popular among the residents here. For 2025, we have plans for community events such as cycling and even fun runs. These are in the pipeline, and we hope to foster community engagement further,” he says.
For 2025, Low Yat Group is gearing up to launch Rimba Residence terraced homes, with built-ups of up to 1,829 sq ft and a land size of 20ft by 75 ft. The project will be adjacent to the Sasana International School and it has an estimated gross development value of RM31.2 million.
“This upcoming project, which comprises 42 two-storey terraced homes, is a small-scale project aimed at upgraders in BTP. We expect to launch Rimba Residence in the second quarter of this year,” says Goh, adding that there will be a park, in line with the developer’s emphasis on greenery. He shares that the indicative selling prices of the units start from RM679,700.
He says the developer is embarking on an exciting placemaking initiative to transform the township into a more vibrant, family-friendly destination that prioritises sustainability and community well-being.
“Central to this vision is the creation of engaging recreational and entertainment experiences, and we are actively seeking visionary operators to develop indoor and outdoor recreational parks or immersive attractions. With our expansive land, BTP offers the perfect setting for such ventures,” says Goh.
In addition, Low Yat Group is committed to cultivating a lively community atmosphere through a series of engaging events designed to draw visitors from neighbouring areas and beyond. “These activities will not only highlight BTP’s unique appeal but also position the township as a premier hub for leisure, entertainment and sustainable living. Our plans reflect a long-term dedication to improving the quality of life for residents and fostering a thriving, connected community for generations to come.”
In addition to placemaking plans, the developer already has launches in the pipeline for the year. “These will include new phases of the Acacia Park development as well as the introduction of more commercial spaces, street malls and affordably priced terraced homes,” says Goh.
