Ipoh-based developer Miclebina Properties Sdn Bhd launched its high-rise residential development in Bandar Seri Botani in Ipoh called Santorini @ Botani Ipoh (Pangsapuri Rafflesia) to much fanfare on Feb 1.

In an email interview with City & Country, Miclebina Properties founder and director Ting Chee Ming says Santorini @ Botani Ipoh registered a 40% take-up upon launch.

He adds that the project aligns with the company’s vision of providing budget-friendly homes while maintaining a modern design and amenities. “Our vision is to create a beautiful, serene living environment that mirrors the elegance of Santorini island in Greece while remaining budget-friendly. Together with the Perak state government under Projek Rumah Perakku II and III, we will be able to help buyers with an income of less than RM8,000 [per month] own a home. We understand the challenges that homebuyers face, and we want to provide a solution that combines affordability with quality living.”

Rumah Perakku II (medium-cost homes) and III (affordable homes) are initiatives by the Perak Housing and Property Board (LPHP). The medium-cost homes are priced between RM150,000 and RM180,000, while the affordable homes are sold for RM250,000 and below, subject to terms and conditions set by the Perak state government.

Like its previous projects in Ipoh, the developer incorporated a design with a location-based theme. For instance, its Manhattan District integrated development (launched in 2012) drew inspiration from New York City, while The Georgian landed residential development (launched in 2007) features English-inspired red-bricked exteriors.

“[The themes] offer something unique for customers to enjoy. This time, we are drawing inspiration from the iconic whitewashed buildings and stunning blue domes on Santorini. Santorini @ Botani Ipoh will offer a unique living experience that blends Mediterranean charm with modern amenities,” says Ting.

Inspired by idyllic charm of Santorini

Situated on a 10.66-acre freehold tract, Santorini @ Botani Ipoh will be developed in two phases. Phase 1 will consist of three 26-storey blocks that will have a total of 1,146 units and Phase 2 will be a 27-storey block housing 322 units.

There will be five layouts, with built-ups ranging from 900 to 1,959 sq ft. The smallest units will have three bedrooms and two bathrooms, and up to six bedrooms and four bathrooms for the largest ones. The maintenance fee is tentatively 22 sen psf, including the sinking fund.

Prices start from RM170,520 per unit, making it one of the most affordable high-rise housing options in the area, says Ting.

The project’s estimated total gross development value (GDV) is RM410 million, and it is scheduled for completion by 2028. So far, the piling work for the first block (Block A) has been completed, and construction and foundation works will commence soon.

Santorini@Botani Ipoh will come with more than 40 lifestyle amenities, including an infinity pool, a children’s pool with water park features, gym, multi-purpose hall, picnic and glamping areas with barbecue pits, and an electric vehicle charging station.

“It is not just about affordability but also about creating a vibrant and desirable living space. Residents will be able to enjoy picturesque views and a tranquil atmosphere reminiscent of a Medi­terranean getaway. We believe this development will redefine modern living in Ipoh while remaining within reach for many,” says Ting.

“Santorini @ Botani Ipoh, along with our other ongoing developments, brings our total property portfolio GDV to RM1 billion. This achievement underscores not only the scale and ambition of our projects but also the trust and confidence that our partners, investors and clients have placed in us.”

Future projects

Apart from Santorini @ Botani Ipoh, the developer will be working on a landed residential project called Centric on Jalan Kuala Kangsar, Ipoh, in 2Q2025.

“It’s near the city centre and will be a smaller project comprising 54 two-storey terraced houses, with a GDV of RM40 million to RM50 million,” says Ting.

Meanwhile, the developer plans to develop a 33-storey, four-star hotel, with about 300 rooms, in Ipoh.
