KUALA LUMPUR (Sept 20): Sime Darby Property Bhd (KL:SIMEPROP) has topped out its transit-oriented development Serasi Residences at Putra Heights Sentral on Sept 9, according to a press statement on Sept 20.

This marks the completion of the building's structural phase and sets the pace for the final stages of the development’s construction. Serasi Residences is slated for completion in February 2027.

In the statement on Friday, Sime Darby Property chief operating officer of integrated development Datuk Mohd Idris Abdullah said, "The topping out of Serasi Residences marks a key moment in our commitment to delivering affordable, high-quality living spaces that foster vibrant communities. Our focus is on creating spaces that offer convenience, community engagement and a sustainable lifestyle, which are all integral to the Serasi experience."

Serasi Residences, which has a gross development value of RM455.8 million, comprises three towers of serviced apartments consisting of 1,428 residential units and 10 retail lots in total. Block 1 has 507 units spread across 33 storeys, Block 2 has 419 units spread across 33 storeys while Block 3 has 502 units across 28 storeys.

Out of the 1,428 units, 679 units have been allocated for the Servis Apartmen Mampu Milik (SAMM) affordable housing scheme. For the affordable component, the developer is collaborating with Lembaga Perumahan dan Hartanah Selangor (LPHS).

The SAMM units come in a built-up size of 550 sq ft while the open market units come in built-up sizes of 668 sq ft and 850 sq ft. The 1+1 bedroom SAMM units are priced at RM250,000 while the open market units are priced from RM380,000 onwards. As for the retail lots, they come in built-up sizes from 1,281 to 1,500 sq ft with selling prices from RM983,000. These shops have been fully sold, according to the developer.

The statement added that the developer is actively facilitating applications to the LPHS, ensuring that more Malaysians can access the affordable units easily. Additionally, in a move to further facilitate homeownership, Sime Darby Property is absorbing sales and purchase agreement legal fees, loan legal fees and loan stamp duties, in addition to offering up to 100% financing for eligible customers.

Serasi Residences provides over 30 lifestyle facilities spread across a two-acre facilities podium, including a 50m Olympic-length swimming pool and a multipurpose hall. A TOD project, Serasi Residences is located 400m away from the Putra Heights LRT station.

The development is within walking distance to various recreational amenities, including a linear park with a walking trail along Bukit Cermin and the new seven-acre Putra Heights Community Park. It is also connected by a 15km cycling path that runs throughout the Putra Heights township.
