IJM Land Bhd is preparing for the official launch of Anthea, its second premium and strata-titled landed residential development in the 1,879-acre IJM Rimbayu leasehold township in Teluk Panglima Garang, Selangor. Anthea has a gross development value (GDV) of RM381 million and was soft-launched on Sept 9.

IJM Land senior general manager Datuk Chai Kian Soon tells City & Country that it is timely to introduce Anthea, which targets the affluent market, as it coincides with the township’s progression.

“When it comes to building a township, we have to bring in the masses first [by building residential properties for first-time homebuyers and small families]. Then, we bring in the commercial properties to cater for the basic needs of these residents, which contribute to footfall. Once we have built the momentum, then it is time for us to cater for upgraders.

“We have taken care of first-time homebuyers and small families. Now, we are tapping into the more affluent market, which comprises not only our own residents, but also the neighbouring areas of Kota Kemuning, Subang Jaya, Shah Alam and Puchong. These areas are already mature and its residents would need to upgrade to somewhere else. They would start to look for other townships that are well planned like ours.”

Occupying a 20.85-acre tract, Anthea will have a total of 180 units, comprising 90 superlink and 90 semi-detached homes. There will be three layouts: Types A and B are superlink units, with a land area of 24ft by 80ft and built-up of 2,886 and 2,992 sq ft respectively, and Type C is semidees with a land area of 40ft by 80ft and built-up of 3,408 sq ft. The selling price for the superlink units starts from RM1.5 million and the semidees are priced from RM2.6 million. The maintenance fee and sinking fund have yet to be determined.

Anthea homes will have an open layout concept, with a bedroom on the ground floor to cater for multigenerational families. Pointing out an interesting feature of the superlink Type B layout, Chai says: “The living room is positioned at the back of the house, which allows us to design the living room to open up to the back lane, which we have designed as a back garden. So, instead of having the typical back lane, residents can enjoy a garden from their living room,” he says.

He adds that the development will be a garden-themed residential enclave with 11 types of garden-themed facilities that will have unique names. They are enchanted brooks, poet corner, chirping garden, seating corner, sundial boulevard, tree arboreal, book nooks and hammock, buds and blossom avenue, log gardens, tic-tac-toe (foot reflexolo­gy) and tricycle track. There will also be a management office and multipurpose hall.

Sustainability features such as solar photovoltaic (PV) panels, electric-vehicle-ready infrastructure and rainwater harvesting systems will be implemented. While the superlink will not come with solar PV panels, a dedicated space for solar panel installation will be provided. The semidees houses will be installed with solar PV panels.

Steady growth and performance

IJM Rimbayu has made good progress since its launch in 2013. IJM Land has built 5,000 homes so far for a growing population of about 20,000 residents. Of the 1,879 acres, 40% is still available for development.

The developer plans to launch two more projects — Meta Residences (serviced apartments) and Roam (strata retail and offices) — in the township before its financial year 2025 ends in March next year. Inclusive of Anthea, this will bring the total to an estimated RM1 billion worth of planned launches.

“In 4Q2024, IJM Rimbayu will unveil Meta Residences (GDV: RM500 million), the township’s first serviced apartments. Spanning a seven-acre parcel, the 996-unit Meta Residences is aimed at meeting the lifestyle needs of young professionals. It will offer a comprehensive range of facilities such as a fitness centre, 50m lap pool, co-working spaces and a dining pavilion,” says Chai.

Roam (GDV: RM190 million) will be another exciting project that targets younger buyers, says Chai. “In the first quarter of 2025, we will launch IJM Rimbayu’s first strata retail and office spaces, a pioneering initiative designed to attract young entrepreneurs and start-ups.

“This development will offer an affordable and flexible platform for budding business owners to establish their ventures in a thriving community. The project aims to create a dynamic business ecosystem by offering a variety of commercial spaces, including retail outlets, office suites and recreational activities.”

IJM Rimbayu is accessible via major highways such as the South Klang Valley Expressway, Shah Alam Expressway, Kemuning-Shah Alam Highway, North-South Expressway Central Link and West Coast Expressway.
