KUALA LUMPUR (June 5): IJM Land Bhd will launch its latest landed residential development named Nova at Seremban 2 on June 29. In the meantime, the project is now open for registration, according to a press statement on Wednesday.

In the statement, IJM Land senior general manager Chai Kian Soon said, “Nova represents our dedication to crafting phenomenal living spaces that integrate with nature. Through meticulous design and thoughtful planning, Nova is curated to provide residents with a lifestyle that harmonises legacy and luxury, fostering enduring memories and offering a profoundly enriching living experience.”

The 32.24-acre Nova will offer 162 units of semi-detached houses, bungalows and bungalow lots across two phases.

The first phase has a gross development value of RM154 million and will be situated on a 17.79-acre parcel offering 64 units of two-storey semi-detached houses, five units of two-storey bungalows and bungalow lots.

The semi-detached homes will feature four bedrooms and four bathrooms with built-up from 3,370 sq ft and land sizes from 3,601 to 7,580 sq ft, while the bungalows will feature five bedrooms and five bathrooms with built-ups from 4,247 to 4,463 sq ft and land sizes from 6,088 to 7,888 sq ft. These units have selling prices from RM1.973 million. The bungalow lots, on the other hand, will have land sizes from 14,400 to 14,975 sq ft and are selling from RM686,800.

Details on the second phase of Nova are not forthcoming.

All units in Nova will feature smart home features such as digital smart door locks, door sensors, light and air condition control as well as CCTV points. The units are also equipped with roof insulation, which further enhances comfort by reducing heat and creating a more energy-efficient environment.

Facilities in Nova include a community villa that serves as a nucleus of activity for the residential development, featuring a swimming pool and gathering area. Besides that, Nova also offers dedicated spaces for yoga, community gardening, outdoor fitness zones and a full-sized basketball court. There will also be a 3km jogging path through the development’s landscape.

Within the Seremban 2 township, residents can access the township’s main park, dubbed Central Park. Other amenities within the township include retail destinations like Aeon Mall, Mydin Mall and the Seremban Gateway, as well as hypermarkets such as Lotus and NSK TradeCity. In addition to that, Nexus, an upcoming commercial hub developed by IJM Land, will be located just 300m from Nova.

Healthcare amenities near NOVA include SEHAT Healthcare Centre, Columbia Asia Hospital, KPJ Seremban Specialist Hospital and Klinik Kesihatan Seremban 2. There are also several educational institutions within close proximity to Nova including public primary and secondary schools, as well as private institutions such as Zenith International School and Real Kids Seremban 2 preschool.
