KUALA LUMPUR (April 26): S P Setia Bhd will launch Casaville, which comprises 38 single-storey bungalows, in its Setia EcoHill township in Semenyih at end-April.

With a gross development value (GDV) of RM50 million, the homes measure 52ft by 90ft each, with built-ups from 1,994 to 2,074 sq ft, and a three-bedroom, three-bathroom layouts. The selling price starts from RM1.376 million. It is slated for completion in the second quarter of 2026.

In a press statement, S P Setia divisional general manager Koh Sooi Meng said, “Casaville is one of our anticipated launches that are targeting owner-occupiers and investors from surrounding catchment areas, as well as the suburbs such as Ampang, Cheras, Kajang, Seri Kembangan, Puchong, Putrajaya, Nilai and Seremban. It is an illustration of sustainable homes that we are developing in our Setia EcoHill, Semenyih master plan.”

He added that the development would be suitable for upgraders, empty nesters, and families with elderly members.

The houses will be equipped with several smart, sustainable home elements, and facilities such as solar panels, a smart lock, green switch, Box 366, rainwater harvesting system and being electric-vehicle conduit-ready. Furthermore, the homes will have a gateless concept and a porch designed with six car parking spaces.

Residents will also be part of a gated and guard community featuring a five-tier security system, including a guardhouse that has a double-boom gate, CCTV, perimeter fencing, an alarm system and intercom. 

Beyond this precinct, residents of Casaville will have access to the township’s private residence clubhouse, and be within walking distance to the 13-acre (5.26-hectare) Oriental Garden. The Setia EcoHill Walk Mall is also nearby, with tenants such as the LuLu Hypermarket, The Coffee Bean & Tea Leaf, and The Chicken Rice Shop. As for educational institutions, there is Tenby International School.

Setia EcoHill has a GDV of RM5 billion, and stretches over 673 acres. It is accessible from the dedicated Lekas interchange and in turn access to Kajang, Cheras, Bangi, Putrajaya, and Seremban. Other thoroughfares include the PLUS Highway, SKVE, SILK Highway, Kajang-Seremban Highway, East Klang Valley Expressway (scheduled completion in 2024), Jalan Semenyih, and Jalan Bangi Lama.
