Phase 1 of Ridge View @ Puchong, which was launched on March 1, has achieved a take-up rate of 65%. IJM Land Bhd senior general manager (central region) Chai Kian Soon says the 25-acre development will have six phases in total — offering 110 units of 2-storey linked villas and 82 units of 3-storey bungalows. It has a total gross development value (GDV) of RM418 million.
The first phase, with a GDV of RM52 million, will consist of a total of 35 units of 2-storey linked villas.
Phase 1 offers three types of layout: Type E (built-up: 3,213 to 3,313 sq ft), Type F (2,530 to 2,806 sq ft) and Type G (2,123 to 2,281 sq ft) with selling prices starting at RM1.28 million. It is due for completion in 2Q2027.
Facilities will include a clubhouse, outdoor gymnasium, sauna, swimming pool, multipurpose hall and a lookout point for a view of Puchong as the development is 152m above sea level. The security fee plus clubhouse membership is RM250 per month.
“Our target demographic for Ridge View @ Puchong is primarily individuals aged between 30 and 60. They are seeking an upgrade in their living situation and are predominantly residents of Puchong,” he tells City & Country.
“The allure of Ridge View @ Puchong lies in its ability to cater to discerning individuals seeking an upgrade in their lifestyle within a serene and exclusive environment. Situated amid lush greenery and offering a low-density setting, this development exudes exclusivity and tranquility.”
He adds that the township’s green oasis is inspired by the concept of a “terrace garden”, which aims to provide residents with a visually pleasing environment that extends their living space into the natural surroundings, thereby fostering a sense of well-being and relaxation.
He also believes that buyers are drawn to the development for its tight security. Some buyers are also attracted to the cozy atmosphere and luxurious amenities.
IJM Land plans to launch Phase 2 next quarter.
The development is accessible via the Damansara-Puchong Expressway, Maju Expressway, South Klang Valley Expressway and Shah Alam Expressway. Amenities nearby include Bandar Putra Permai MRT station, Taylor’s International School, SJK (C) Han Ming, SJK (C) Sin Ming, KPMC Puchong Specialist Centre, Columbia Asia Hospital - Puchong and Andorra Women and Children Hospital. It is also located near the Ayer Hitam Forest Reserve and Wawasan Hill Trail.
