Sunway Property, the property arm of Sunway Bhd, will hold a preview of the RM1.8 billion Sunway Velocity 3 by the end of this month.

The project, which is the latest phase in the integrated development of Sunway Velocity Kuala Lumpur, will be a serviced residence with co-living-ready features. It is divided into two plots — Plot A (3.43 acres) will consist of two 61-storey serviced residence blocks (Towers A and B) while Plot B (2.07 acres) will have a single serviced residence tower (Tower C).

According to Sunway Property chief executive officer (central and northern region and SPFM) Chong Sau Min, the integrated development of Sunway Velocity Kuala Lumpur is inspired by Sunway’s flagship township Sunway City Kuala Lumpur, which features different components such as residential, retail, mall, office, healthcare and education.

Sunway Velocity Kuala Lumpur has direct links to Maluri MRT and LRT interchange stations, which are a short distance away from the Tun Razak Exchange financial hub, Malaysia’s international business and financial district. It is also accessible via Jalan Tun Razak, the SMART Tunnel, the New Pantai Expressway, the Kuala Lumpur-Seremban Expressway and the Maju Expressway.

Targeting investors, working adults in Kuala Lumpur, young professionals, commuters, small families and first-time homebuyers, Tower A will have 1,036 units while Tower B will contain 568 units. Priced from RM560,000, there are three layouts: Type A (721 sq ft; 2-bedroom, 2-bathroom), Type B (926 sq ft; 3-bedroom, 2-bathroom), as well as Type C (1,076 sq ft; 3+1-bedroom, 2-bathroom).

Sunway Velocity 3 will be connected to its sister developments — Sunway Velocity and Sunway Velocity TWO — via a link bridge at Plot A to access amenities and conveniences.

“Sunway Velocity 3 is co-living ready, where the homes are designed to accommodate communal living where residents stay in private bedrooms with shared common areas such as the living or dining spaces,” Chong says.

“Some of the unique co-living features that are built-in within the homes are smart door locks (digital locksets with a smart app) and sub-meter readiness for every room to accurately monitor energy usage.”

He adds that the development incorporates elderly-, child- and wheelchair-friendly design, with features such as stepless transition at the foyer, living and bathroom areas. All bedrooms face outwards for plenty of natural lighting and ventilation.

While details for Plot B are yet to be determined, Sunway Velocity 3 is scheduled for completion by the end of 2028.

Sunway Velocity update

To recap, some 75% of Sunway Velocity — the first phase of Sunway Velocity Kuala Lumpur — are commercial components. They comprise a one million sq ft shopping mall, medical centre, hotel, purpose-built office buildings, stratified office suites, retail lots and serviced apartments. The mall is fully tenanted and the residential units are fully sold.

Meanwhile, Sunway Velocity TWO, which is connected to Sunway Velocity via a link bridge, is 79% residential with four residential towers. Towers A, B, C and D are fully sold, and the recently completed retail units have achieved a 100% tenancy rate.

“Complementing these developments, Sunway Velocity 3 is a residential development offering a comparatively more affordable starting price point that ensures its appeal to a wider audience. Sunway Velocity 3 is also the first in the township to offer co-living-ready features,” Chong says.

“Given the warm reception that we have received for both previous developments due to the good return on investment and the well-planned facilities, as well as buyers’ feedback that they have great confidence in the developments as they are all owned and managed by Sunway, we are confident that Sunway Velocity 3 will be well-received.”
