KUALA LUMPUR (Feb 27): Distinctive World Sdn Bhd, a joint venture between Distinctive Capital Sdn Bhd and Eccaz Sdn Bhd will launch its first development named Tuju Residences at Jalan Kuching, Kuala Lumpur on March 3.
In a media preview event of Tuju Residences on Tuesday, Distinctive Group (parent company of Distinctive World) chairman Datuk David Koh said, “Through this joint venture, we are combining project and marketing expertise with the development resources and management experience of both partners to redefine urban living, beginning with Tuju Residences.”
The RM750 million Tuju Residences will be spread across a 4.52-acre commercial titled plot. It will offer two 41-storey apartment towers — Towers A and B — and a nine-storey annex block adjacent to both towers, which comprises 38 units of one- and two-storey retail spaces, electric vehicle-ready car park bays and recreational facilities.
There will be 932 residential units, 466 units in each tower with built-up sizes ranging from 710 sq ft to 1,442 sq ft. The average selling price is RM650 psf and the maintenance fee inclusive of a sinking fund at 29 sen psf.
Tower B will be open for sale on March 3, while Tower A will be available sometime in 3Q2024. The entire development is expected to be completed in 3Q2027.
Presenting the project, Distinctive World CEO and executive director Lim Ech Chan said the layouts of units in Tuju Residences have been designed to be configurable. “Our designers set out to create homes where people can live in harmony. So, we begin with the family. To make multi-generational living possible and enjoyable, we provide inter-connectable units and dual-key units.
“Further, even our basic units can be configured into three rooms from the standard two rooms. Conversely, for those who prefer bigger rooms, our three-roomed units can be configured into two rooms.”
Lim added that one of the layouts — Type A1 — offer elderly- and disabled-friendly units with features like wheelchair-accessible bathrooms and panic buttons that are connected to the guard house. There will also be panic buttons in common areas and car parks.
Some facilities in the development include a basketball court, badminton court cum multipurpose hall, playground, sauna, swimming pools, Jaccuzi, camping garden, games room, sky dining space, reading lounges and hammock garden among others.
The development also has green features such as ledges and fins on the building’s facade as solar shading devices, LED lights in common areas for energy efficiency, roof top solar panels to harness renewable energy, rainwater harvesting system to reduce water consumption for common landscape usage as well as greeneries in and around the development to reduce air and noise pollution.
The developer will also provide an EV-powered shuttle bus to provide short-distance transportation for residents of Tuju Residences. According to Lim, the shuttle bus will bring residents to the nearest transit points, Publika Shopping Gallery and other destinations in the future.
Meanwhile, the retail units at the annex block will be up for sale at an average RM1,000 psf. Since the surrounding neighbourhood of Tuju Residences consists of light industrial businesses, Lim said he hopes the tenant mix for the project’s retail spaces will cater to the residents’ daily needs.
Representing Eccaz, its group CEO Monica Lai said, “Standing 41-storeys high, Tuju Residences will tower over the mature commercial and industrial neighbourhood of Jalan Kuching and will also dominate the skyline of the area. The project will rejuvenate the surrounding Segambut area, serving as a hala tuju for everyone and providing a conducive environment for harmonious living.
Tuju Residences is accessible via Jalan Kuching and major highways such as the Duke Highway, PLUS Highway, SPRINT Highway, New Klang Valley Expressway, Damansara Link and Penchala Link.
Once Tuju Residences is completed, Lim revealed that the developer has plans to develop another project on an around four-acre site adjacent to Tuju.
