KUALA LUMPUR (Feb 18): The rapid growth of property prices in the centre of Kepong has a spillover effect on the relatively quieter parts of Kepong, namely Taman Daya, Taman Ehsan and Taman Desa Jaya in the northern part located between Forest Research Institute Malaysia and the Middle Ring Road 2.
Real estate consultants reckon that these housing areas are among areas in a fairly accessible location that isn’t too far away from the city centre, where the prices of terraced houses are still around the RM500,000 mark. There has been a strong market demand there in recent years, and a possible reason is the rising trend of remodelling old landed houses into modern houses, similar to many older landed residential developments in mature areas in Kuala Lumpur.
The consultants also believe that the trend will eventually transform the property landscape of the neighbourhood and further unlock the property market’s potential and value there.
In our latest issue of City & Country, we also have a story on Rahim & Co’s property market review 2023/2024, where the consultancy firm concluded that all property sub-sectors have performed moderately last year despite headwinds, and are expected to grow steadily in 2024, owing to market sentiment remaining on the side of caution.
The same issue also features a market report by CBRE | WTW, highlighting the future trends and opportunities in five areas in Malaysia, namely the Klang Valley, Penang, Johor, Sabah and Sarawak. Representatives of the areas revealed that strong activities would bolster the property market in Sarawak, Sabah and Johor, while the Klang Valley and Penang would continue their strong performance this year.
