PUCHONG (Jan 10): Mah Sing Group Bhd will launch its latest high-rise residential development M Terra, located in Puchong Perdana, Puchong, Selangor, in the second quarter of 2024 (2Q2024). This was announced at the opening ceremony of M Terra’s sales gallery at Bandar Puteri, Puchong, on Jan 10.

In his opening address, Mah Sing founder and group managing director Tan Sri Leong Hoy Kum said, “We are extremely excited to kick off the year with the launch of M Terra’s sales gallery. This event signifies a noteworthy milestone for Mah Sing as M Terra is our first affordable residential development in Puchong. The group is committed to addressing the evolving needs of today’s homebuyers and we aim to deliver more projects that align with the current market.”

Spread across a 3.7-acre leasehold and commercial-titled tract, M Terra will feature a 39-storey serviced apartment tower with a total of 999 units. The units will come in three layouts: Types A and B, which will have two bedrooms, and Type C with three bedrooms. The built-up sizes range from 549 to 1,259 sq ft and the selling prices are from RM250,000 to RM669,800. The gross development value stood at an estimated RM368.8 million

All Type A units, which make up about 25% or 251 units of the development, will be under the federal government’s Rumah Mampu Milik scheme, which will be available for the scheme’ eligible buyers only.

An M Terra scale model

In an effort to implement more environmental, social and governance initiatives, M Terra will be equipped with various green features, including a rainwater harvesting system and electric vehicle charging stations.

Facilities in the development include a tennis court, 50m terrace pool, Jaccuzi, pool deck, playground, jogging path, fitness garden, co-working space, gymnasium and indoor badminton courts among others.

Meanwhile, in his opening speech at the ceremony, Mah Sing chief executive officer Datuk Ho Hon Sang said, “M Terra is Mah Sing’s first transit-environment district (TED). This is a terminology coined by Majlis Bandaraya Subang Jaya, which means the location of this project is within 501m to 1km from public transportation. Hence, M Terra is situated close to the Puchong Perdana and Puchong Prima LRT stations.”

Mah Sing chief operating officer Chris Chen Weng Hong added that the developer will provide shuttle services from M Terra to the Puchong Perdana LRT station for its residents.

Amenities within close proximity to M Terra include educational institutions such as SK Puchong Perdana, SK Puchong Indah, SJK (C) Han Ming, SMK Puchong Perdana, SMK Puchong Permai, British Circle Academy and Regent International School. Nearby medical centres include KPMC Puchong Specialist Centre and Columbia Asia. Retail conveniences within a 6km radius include AEON Big, SetiaWalk, Lotus’s, Hero Market and IOI Puchong Mall.

M Terra is accessible via New Pantai Expressway, Shah Alam Expressway, Puchong–Sungai Besi Highway, Damansara-Puchong Expressway, Elite Expressway, South Klang Valley Expressway and Maju Expressway.

Moving forward, Leong said, “As a market-driven developer, we will continue to focus on acquiring prime lands at strategic locations with excellent amenities and ready infrastructures. This approach allows us to plan our highly successful M Series development to be affordable without compromising the quality and facilities.”
