Armani Group is set to unveil its second upscale residential development, Armani Signature Residence, at Sultan Abdul Aziz Shah Golf and Country Club (KGSAAS) in Seksyen 13 of Shah Alam, Selangor, this month.

Situated within the expansive 300-acre KGSAAS, this condominium development on leasehold land has 315 units spread across three 18-storey residential blocks connected by a facilities podium at Level 3.  It has a gross development value (GDV) of RM220 million.

Buyers can choose from three layouts with built-ups of 990, 1,173 and 1,280 sq ft. Each unit, priced from RM650,000, has at least three bedrooms and two bathrooms, with two parking bays provided.

“The 5.2-acre land of Armani Signature Residence is a rare one. It is right smack in the middle of KGSAAS with 360° unblocked views of the golf course and greens because the majority of the existing developments are luxury landed houses,” Armani Group deputy CEO Chris Yong tells City & Country in an exclusive interview.

As the development adopts the tranquil living design concept, every unit will have a golf course view, as the three residential towers were designed to stand side by side and spread out like a fan.

“Property development is a highly competitive market. To stand out from the others, we have to be innovative in showcasing the uniqueness of our site. A development with a golf course view is not easy to come by. We [hope] every buyer of Armani Signature Residence will be able to enjoy the view, hence only seven units per floor and the positioning of the three blocks in a fan shape. With this, even [though we are] sacrificing some development space, every unit will have a golf course view,” Yong shares.

To keep the development luxurious yet easy for long-term maintenance and upkeep, only the necessary facilities have been put in. They include an infinity pool, children’s pool, gym, semi-open lounge area and a 2,000 sq ft event space. Yong highlights that the facilities exude a resort-feel as the main lift opens directly to the semi-open lounge area, which is connected to the swimming pool. The lounge can also double as the foyer of the event space.

“We are building what the local market wants, hence the allocation of 2,000 sq ft of fully furnished event space with a dining area and kitchen and a living room with a sofa and TV, exclusively for our residents to use when they want to host friends or family in a more spacious, fully furnished space within the development itself,” he says.

As the young professional and small family Malay market is one of the key target buyer groups for Armani Signature Residence, the development also provides a 3,000 sq ft surau with contemporary interior design.

“Armani Signature Residence is a product for all, but we are expecting more Malay buyers due to the location demographic; hence, the allocation of a bigger surau for our residents’ comfort in praying. The surau is well positioned on one side of the facility deck with an exclusive access path and a nice landscape. Only those who are using the facility will be taking the path to ensure privacy and harmony of living in the development,” Yong says.

Armani Signature Residence is poised to launch at the end of this month and is scheduled for completion in 4Q2026.

Armani Residence KL 90% sold

Meanwhile, Armani Group sales and marketing director William Lau shares that Armani Residence Kuala Lumpur, the group’s first upscale high-rise residential property located in Jalan Raja Uda, Kuala Lumpur, has achieved a 90% take-up since the official launch in June.

Located a stone’s throw away from Raja Uda MRT station, it is a 0.5-acre boutique development with 450 serviced apartments spread across 40 floors. It has a GDV of RM435 million.

There are only two layouts in Armani Residence: one bedroom (456 sq ft) and dual key two bedrooms (654 sq ft). The selling price ranges from RM788,000 to RM1.1 million.

“Some 70% of our buyers are local and most of them are buying for investment because of the good return potential. It is just 20m away from the Raja Uda MRT Station. It is a TOD (transit-oriented development) with very nice rooftop facilities on Levels 39 and 40,” says Lau.

He adds that the rooftop will have an infinity pool with an unblocked KLCC skyline view and a gym. It will also have a skybar, which the developer may keep and operate upon the completion of the project in 2Q2026.

Currently, the group has ongoing and upcoming development projects with a combined GDV of RM4 billion. Most of them are located in the Klang Valley and Perak.

“Armani Group was established in 2006 in Ipoh, Perak. We did mostly landowner joint venture boutique developments in the first 10 years until we partnered with a Malay reserve landowner for our first development in the Klang Valley called Seri Tijanni in Bukit Rahman Putra, Selangor,” Yong says, adding that the group has completed a total of RM1.7 billion worth of developments in the past.

The completed projects in the Klang Valley include The Trees Damansara in Bukit Lanjan, Selangor, and Vestland Commercial Centre in Shah Alam, which is also where the headquarters of Armani Group has relocated.

“While we are actively looking for potential land bank and collaborations in all locations, we [are] always focused on the needs of our target buyer group. We believe only the product that answers the market’s needs will be able to sell, regardless of the market condition,” Yong states.
