CDB Group, through its wholly-owned subsidiary Saujana Permai Development Sdn Bhd, is looking to launch CDB Arcadia on Oct 21. Its fourth project in Bandar Saujana Putra, Selangor, the 30-storey development will offer 630 serviced apartment units in two blocks on top of a retail and parking podium, says Saujana Permai Development project manager Tan Siew Leng.
With a gross development value of RM245 million, CDB Arcadia sits on a 3.3-acre parcel and will have 36 retail units on the ground and first floors, parking on levels two to eight as well as a facilities floor on level nine. The apartment units will be located from levels 10 to 30, with 15 units per floor.
“The retail units will have built-ups of 1,000 to 1,300 sq ft and they are not for sale. We are bringing in tenants, targeting food and beverage (F&B) outlets, grocery stores and convenience shops. For now, The Coffee Bean & Tea Leaf is coming in, taking one unit near the lift lobby of Block A. For the apartment units, we soft-launched them in March and 145 units have since been taken up,” says Tan.
The serviced apartments will have built-ups of 595 to 871 sq ft, and offer 2-bedroom, 2-bathroom and 3-bedroom, 2-bathroom layouts. Priced at RM450 psf, or from RM268,000, the units are targeted at investors, first-time homebuyers and the working crowd in the area.
“CDB Arcadia is strategically located … We are confident that the development will be sold out very soon due to its location, accessibility, connectivity and access to various amenities. Also, it provides a good opportunity for investors to obtain a good return on investment [as they can rent to students and medical staff who go to school and work nearby],” says Tan.
Facilities at the development will include three-tier security, barbecue pits, a viewing deck, an Olympic-length swimming pool, a Jacuzzi, a children’s playground, a gymnasium, a wading pool, a cabana, a picnic area, a half basketball court, an outdoor fitness area and a jogging track.
Surrounded by several major townships such as IJM Rimbayu, Tropicana Aman, Eco Sanctuary and twentyfive.7, CDB Arcadia is located close to various amenities, including the Quayside Mall, IOI City Mall, MAHSA University, MAHSA International School, the upcoming MAHSA Hospital, Saujana Business Park, Tenby International School, Columbia Asia Hospital Bukit Rimau and Cyberjaya Hospital.
The development is accessible via several highways such as the North-South Expressway Central Link, South Klang Valley Expressway, Shah Alam Expressway, Lebuhraya Damansara-Puchong and Maju Expressway.
The Putra Heights LRT station is 2km away.
Tan notes that while traffic congestion on Jalan Saujana Putra would be a concern now, an underpass is currently under construction and the traffic is expected to ease upon its completion next year.
Meanwhile, there is a one-acre parcel next to CDB Arcadia on which CDB Group plans to bring in a petrol station and two F&B outlets with drive-through services. This parcel will be developed concurrently with CDB Arcadia.
CDB Group had previously developed one commercial and two residential projects in Bandar Saujana Putra. Once the development of CDB Arcadia and the aforementioned one-acre parcel is completed, the developer will have one undeveloped parcel left in the township. Shoplots have been planned for the three-acre parcel, says Tan.
After CDB Arcadia, CDB Group plans to unveil 2,230 affordable units (Rumah Harapan Jenis E-Khas, under Rumah Selangorku) in the City of Elmina. Scheduled for launch in July 2024 and 2025, the units will occupy two parcels in Elmina West. The proposed selling price is RM288,000 per unit, and each unit will come with two parking bays, water heaters, air-conditioning units and basic built-ins.
