Penang-based property developer Hunza Properties Group is looking to launch Senze@PICC, a serviced apartment project in Penang International Commercial City (PICC), Bayan Lepas, by mid-October.

According to group executive director Khor Tze Ming, the development will have 1,680 serviced apartment units ranging from 650 to 2,496 sq ft. The units, which will be fully furnished and move-in ready upon completion, are targeted at singles, professional working adults, young couples and families.

“The development is integrated and linked with the commercial components of PICC via linked bridges. It will also be connected to the upcoming Tanjung Bungah-Bayan Lepas LRT line via a dedicated station,” she says.

The word “Senze” is derived from “Sense”. The sensory experiences of sight, smell, hearing, taste and touch meet the evolving needs of the residents and evoke positive emotions within this development, enabling residents to feel at home in a holistic living environment.

“Senze” is also an acronym for the key offerings in Hunza’s developments. S for Spacious and comfortable homes with full facilities; E for Elegant development designed with green living in mind; N is for dream homes that meet buyers’ Natural intuition; Z is for smart-home facilities for Generation Z; and E for representing a new Era of modern development at PICC.

Senze@PICC will feature resort-style facilities, a smart home system and luxurious fittings and designs. Its facilities include a swimming pool, jogging track, barbecue area, Jacuzzi, basketball court and outdoor fitness facilities.

Located in Southwest Penang Island District, the 43-acre PICC is situated right at the doorstep of the Bayan Lepas Free Industrial Zone (FIZ) and 20 minutes from the Batu Kawan Industrial Park. It will be the first large-scale, mixed-use smart integrated development in Southwest Penang Island District and will comprise residential, retail, commercial, hospitality and medical components.

Hunza plans to make the RM7.5 billion freehold development a landmark that elevates the Southwest district and make it the next investment and lifestyle destination. PICC has a long-term investment value of RM2.5 billion.

Hunza Properties launched the first residential component in PICC in 2019. With a gross development value of RM969 million, Muze@PICC comprises 846 condominium units with built-ups of 1,087 to 5,264 sq ft.  The project is almost 70% taken up.

Khor reckons that the township of Bayan Lepas is one of the commercial hearts of Penang and believes the commercial components in PICC will support the growth of the state by providing approximately 15,000 job opportunities directly and indirectly, a new tourism destination, space supply for the booming global business services segment in Penang and hospitality options for both leisure and business travellers.

She says the upcoming commercial components in PICC’s Phase 2A include a shopping mall, an office tower and a hotel with a combined net lettable area of about two million sq ft.

“PICC will also supply high-quality housing options via the residential components of Muze@PICC, Senze@PICC and the upcoming phases. This metropolitan-inspired living amid an integrated development is a reflection of Penang’s aspiration to become the preferred destination in Malaysia to live, work, play and invest. Moreover, with the expectation that Penang will require 150,000 highly skilled workers over the next five years to support the growth of the manufacturing industry, there is a need for quality homes that befit the lifestyle of these sophisticated talents,” says Khor.

“On top of that, Hunza Properties Group will also be upgrading the infrastructure in the vicinity of PICC, which will help ease the movement of people and traffic. The scope of the upgrade includes road expansions, a flyover and an underpass on top of a dedicated LRT station on the Tanjung Bungah-Bayan Lepas line.”
