KUALA LUMPUR (Sept 12): UEM Sunrise Bhd is launching Residensi ZIG, the second phase of the Kiara Bay integrated township development in Kepong, on Sept 16.

Residensi ZIG offers 1,126 serviced apartment units in three blocks, with built-ups ranging from 450 to 1,198 sq ft and selling prices from RM340,888 or RM575 psf. The RM646.2 million in gross development value project is scheduled to be completed in 4Q2027.

“We are excited to unveil the second phase of Kiara Bay, Residensi ZIG, a biophilic residence conceptualised to bring us back to our roots and demonstrate that nature can coexist with our homes,” said UEM Sunrise chief marketing officer Kenny Wong during his welcome speech at the project's media preview event held on Tuesday at the Kiara Bay Sales Gallery in Kepong.

Wong added that Residensi ZIG is designed to suit the post-pandemic lifestyle and features four facility zones — a celebration zone, a sweat zone, a WiFi-enabled home-work zone and a leisure zone. Facilities include a sky-dining hall that can accommodate 100 people, a co-living lounge, a sky barbecue area, badminton courts, a 50m lap pool, a playground and a wellness corner with yoga decks, exercise stations and hammocks.

“Certain walls (within the units) are removable, demonstrating adaptive and flexible living to suit diverse lifestyles," said UEM Sunrise chief development officer Mardiana Rahayu Tukiran during a project presentation session. She explains that some units also come with urban yards and balconies.

Meanwhile, Wong shared that Residensi ZIG is the third launch of the year for UEM Sunrise in the Klang Valley, after The Minh in Mont’Kiara and The Connaught One in Cheras, both located in Kuala Lumpur.

“Our sales for all ongoing projects have been good. In fact, we have already achieved our 2023 sales target in August,” said Wong. However, he declined to reveal the new sales target for the year.

"UEM Sunrise's sales target for all new projects, including Residensi ZIG, is 60% within the first six months after the launch, and the turnaround for the next phase launch is 18 months," he added.

First launched in November 2019, the 72.73-acre Kiara Bay is the flagship township of UEM Sunrise and the only development with a direct connection to the Kepong Metropolitan Park. The township has 15 developable plots but the developer is in the midst of replanning the development into 13 developable plots. The replanning is currently under review by the authorities, said UEM Sunrise central region chief operations officer Liong Kok Kit. 

“Considering the pandemic and market sentiments, UEM Sunrise, together with our joint-venture partner, Melati Ehsan, has plans [for the replanning] to echo the liveability concept of Kiara Bay with a focus on connectivity, community and sustainability," he added.

Liong explained that the replanning of Kiara Bay is not a total scrap of the previous masterplan, which was introduced right before the pandemic, but a necessary update to ensure the township is relevant and more liveable for the years to come.

On Monday (Sept 11), UEM Sunrise's indirect unit Mega Legacy (M) Sdn Bhd (MLSB) has announced its disposal of a 4.01-acre parcel of land in Kiara Bay for RM85 million to Pembinaan Kery Sdn Bhd (PKSB), a unit of Melati Ehsan Holdings Bhd.

At the same time, MLSB entered into a development rights agreement (DRA) with PKSB to develop the land at a development rights value of at least RM93.5 million.
