KUALA LUMPUR (Aug 16): The first phase of IJM Land Bhd’s Nexus, which comprises 166 shop offices in the 2,300-acre Seremban 2 township, has been 80% taken up since its launch on July 22.

A press statement Wednesday (Aug 16) said Nexus, which is spread across a 21.42-acre tract, will be developed in two phases. Both phases have a combined gross development value of RM300 million.

Phase one will consist of 166 shops, with 147 units being two-storey shop offices and the remaining 19 units shop office units with sub-basement car parks. These units will have built-ups ranging from 3,455 to 10,559 sq ft and be priced from RM1.39 million.

The second phase, on the other hand, will be a retail development. Further details will be announced later.

IJM Land’s senior general manager Chai Kian Soon said, “Prime commercial properties, like those within Nexus Seremban 2, will demonstrate sustained growth in parallel with the expansion of the scope of the Seremban township. We are dedicated towards creating functional spaces that provide an ideal environment for prosperous businesses within our township.”

He added that investors can look forward to consistent returns, as with an increasing number of residents making Seremban 2 their long-term home, the demand for lifestyle offerings to fulfil their needs will remain strong.

The statement further elaborated that the demand for units in Nexus can be attributed to two factors. The first one being that it has been envisioned as a platform for businesses to engage with the community, capitalising on existing infrastructure to not only conduct operations but also attract potential customers.

Other than that, IJM Land predicts that Nexus will serve as a catchment area for the township. The statement said the current resident count in Seremban 2 is approximately 68,000. The developer foresees the township surpassing 100,000 residents once it is fully completed.

Alongside Nexus, residents of Seremban 2 will also have access to other commercial developments within the township such as IKON at Centrio and The Plazo at Seremban 2 Heights.
