IJM Land Bhd’s Riana Trees Residences, the third phase of the Pantai Sentral Park development, was launched on June 24 and has since achieved a take-up rate of 50%.

Chief operating officer Datuk Tony Ling says the majority of the buyers are aged between 26 and 36 and are from the Klang Valley. “They are mainly young professionals who like to live in the city to enjoy both the conveniences and natural green environment.”

Sitting on a 3.36-acre leasehold parcel, the RM261.4 million development comprises 336 condominium units in a 32-storey block. The 3-bedroom, 2-bathroom units will have built-ups of 900 (intermediate lots) and 955 (corner lots) sq ft, and are priced from RM628,000.

There will be 12 units per floor, with the exception of Level 3A, which will have six units; Level 5 with eight units; and Level 19 with 10 units. Each unit will come with two adjacent parking bays.

“All units will have either a panoramic view of the green forest reserve nearby or the Kuala Lumpur city skyline. The building is designed with sustainability in mind and we have obtained a provisional ­GreenRE Gold certificate for it,” says Ling, adding that the development is expected to be completed in 1Q2027.

The units will have a flexible floor plan, he continues. For example, the balcony area will have louvres and additional power points, thereby allowing the space to be converted into an office area. Meanwhile, both the living hall and second bedroom will have fibre data points, which means the bedroom can also be converted into a home office.

Riana Trees Residences will have facilities such as 1.81 acres of landscaping, a swimming pool, outdoor gymnasium, barbecue terrace, indoor children’s playzone, co-working space, basketball court, herb garden on Levels 1 and 5, and lockers for parcel deliveries.

“We are targeting young couples looking for their first home, upgraders and city dwellers, young and single professionals, parents who are purchasing for their children, investors and nature enthusiasts. We expect the development to be fully taken up by next year,” says Ling.

The 58-acre Pantai Sentral Park’s first two residential developments, Inwood Residences and Secoya Residences, have been fully taken up.

A mixed-use township located next to Taman Rimba Bukit Kerinchi, Pantai Sentral Park is directly connected to the New Pantai Expressway. IJM Land plans to launch three commercial parcels — with serviced apartment, office, retail and hotel components — at the development by the first half of next year.
