Setia Safiro Sdn Bhd, a joint venture between Setia Haruman Sdn Bhd and S P Setia Bhd, is looking to unveil Bloc 17, the first and only commercial project in its Setia Safiro development, in mid-August. Located in Cyberjaya, the 57-acre freehold township has six phases: a commercial component, a high-rise development and four phases of landed residential precincts.
The 6.9-acre Bloc 17 comprises 48 units of 2-storey shop offices with a gross development value (GDV) of RM96 million. This commercial component will add to the commercial vibrancy of Setia Safiro while also serving the township’s community, S P Setia divisional general manager Goh Tzen Sernz tells City & Country.
In line with the design concept of Setia Safiro, which was inspired by outdoor living in Barcelona and features a “grid system”, Bloc 17 will resemble La Rambla, an iconic landmark in central Barcelona with Spanish-style architecture.
“With this inspiration, the shoplots will be designed with 6m-high ceilings on the ground floor to provide a setting for spaciousness and to improve ventilation,” Goh says.
The individual-titled shoplot land sizes range from 22ft by 70ft to 22ft by 80ft for the intermediate units while the corner units are 31ft by 75ft to 36ft by 80 ft. Built-ups range from 3,080 to 3,520 sq ft for intermediate units and 4,431 to 5,560 sq ft for corner units.
Two special units, the signature corner unit and signature intermediate unit, have slightly larger land sizes. The former has a land area of 3,035 sq ft with a built-up of 6,047 sq ft while the latter has a land size of 2,314 sq ft with a built-up of 4,544 sq ft.
The shoplots have a starting price of RM1.7 million.
The development is accessible via major highways: the North-South Expressway Central Link (Elite), Maju Expressway (MEX) and Damansara-Puchong Expressway (LDP) via the Persiaran Setia Eco Glades Interchange. It is also connected to the central area of Cyberjaya via Persiaran Rimba Permai.
“Apart from this bespoke design, Bloc 17 will stand out with its strategic location, as most units are facing the main roads, Persiaran Aspirasi and Persiaran Rimba Permai. This well-situated site is beneficial to tenants as it naturally attracts footfall from the residential community in Setia Safiro as well as other neighbourhoods in Cyberjaya,” says Goh.
Bloc 17 is set to be a lifestyle hub in Cyberjaya as it will have a wide range of commercial activities. Goh notes that this commercial component will cater to F&B businesses, boutique retail shops, convenience stores and services such as beauty parlours and banks due to its strategic location and building design. It will also benefit the residents of Setia Safiro and neighbouring communities with an estimated population of 22,000 by 2025, adds Goh.
“Bloc 17 will incorporate solar panel-ready infrastructure to ease the installation of solar panels if tenants and owners choose to do so,” he says.
Goh adds that Bloc 17 is located within a 15-minute walk from the furthest residential development in Setia Safiro, which will be an upcoming high-rise project that is yet to be unveiled.
He says all S P Setia townships are built to be self-sufficient, with conveniences so residents can live, learn, work and play within them. This will not only attract potential tenants but also draw more people to visit and increase business opportunities.
“The demand for sustainable development has increased over the years with homebuyers looking deeper into acquiring homes with eco-friendly features. With this, S P Setia is taking measures to leverage renewable energy sources to reduce our carbon footprint.
“Guided by the Sustainability Framework established in 2022, S P Setia plans to achieve its net zero by 2050 goal with its Sustainable Road Map, which includes methods to reduce carbon emissions by 40% in 2030 and 70% by 2040.”
The Isadora collection is the fourth and last landed residential precinct in the township. The earlier three precincts have been fully sold.
Isadora, situated on 8.29 acres, comprises three subphases. Subphase 4A, featuring 26 units and launched in August 2022, has achieved an 80% sales rate. Subphase 4B, with 46 units launched in March 2023, has reached 30% sales and continues to attract further inquiries from potential buyers.
The last subphase, 4C, has 17 units and will be soft launched in mid-August, Goh says. The units have built-ups ranging from 2,266 to 2,320 sq ft.
Isadora 4C has a GDV of RM21 million with units having a starting price of RM1.18 million.
“With limited units left in Isadora, we foresee that phase 4C will receive a warm response from first-time homebuyers and those who are looking to upgrade and move into the Cyberjaya area while still being well-connected to the Kuala Lumpur city centre and major areas of Puchong, Subang Jaya, Seri Kembangan, Petaling Jaya, Dengkil and Putrajaya,” he says.
Located at the highest point of Cyberjaya South, Setia Safiro will provide amenities to the surrounding communities as well, he adds.
Goh says some of the landscape features, designed to recreate a Spanish garden, include the 4.8-acre Hill Park, Alcazar Fountain, Grand Steps, Milagrosa Falls, Safiro Spine and the Little Courtyard. This is all made walkable around the whole township.
Setia Safiro residents can also enjoy smart community apps and a 738m water cascading pond. The homes are equipped with home alarm systems and a perimeter intrusion detection system (PIDS) with CCTV for safety and security with patrol guards.
“We are building a healthy and sustainable community for the residents; we have allocated 25% green space for Setia Safiro. These green spaces will be designed to attract residents who enjoy the outdoors,” Goh says.
