SHAH ALAM (July 28): Permodalan Negeri Selangor Bhd (PNSB) and MGB Bhd on Friday (July 28) announced the commencement of construction for the Industrialised Building System (IBS) high-rise apartment Rumah Idaman Cahaya in Cahaya Alam, Shah Alam.

The same event also saw the launch of another IBS project dubbed Rumah Idaman Sari.

Rumah Idaman Cahaya and Rumah Idaman Sari are part of the Rumah Idaman MBI venture, a joint-initiative between MGB and PNSB Construction Sdn Bhd (PNSC), a subsidiary of PNSB. MGB Bhd is a wholly-owned subsidiary of LBS Bina Bhd. PNSB is a subsidiary of the Selangor state government under the supervision of Menteri Besar Selangor (Incorporated) (MBI).

The usage of IBS in Rumah Idaman Cahaya, similar to other Rumah Idaman projects undertaken by MGB, contributes to its affordability due to reduced dependence on labour, an ability to optimise cost as well as increase and maintain the quality of the units, MGB Bhd deputy CEO Isaac Lim said at the event.

The groundbreaking ceremony was officiated by Selangor Menteri Besar Datuk Seri Amirudin Shari. Also in attendance were Selangor State Exco of Housing, Urban Well-being and Entrepreneur Development Rodziah Ismail and representatives from MBI, Selangor Housing and Property Board (LPHS), PNSB, MGB and LBS Bina.

Selangor Menteri Besar Datuk Seri Amirudin Shari said: “The groundbreaking ceremony [of Rumah Idaman Cahaya] and the launch of [Rumah Idaman Sari] is another success of the state of Selangor’s goal to expand the ownership of affordable homes among the B40 and M40 segment.” He added that Rumah Idaman Cahaya has been completely taken-up.

Meanwhile, PNSB CEO Raja Ahmad Shahrir Iskandar Raja Salim said: “The groundbreaking and launch of today’s projects will be an added-value to the development of the surrounding Shah Alam and Kampung Pulau Meranti in the Sepang district. Therefore, owning an affordable house is an investment for the wellbeing of the generations to come.”

He added that PNSB acts as the execution agent in supporting the Selangor state government’s goal to provide affordable housing through the development of Rumah Idaman.

“PNSB will continue to realise the Rumah Idaman project in strategic and high potential areas in Selangor. Of the 22 projects launched by PNSB, 42,964 Rumah Idaman units will be developed,” he said. 

Rumah Idaman Cahaya will be developed in three phases with the first phase consisting of Rumah Idaman Cahaya 1 (4.72 acres) and the second phase being Rumah Idaman Cahaya 2 (7.52 acres) with a total GDV of RM410 million. Both blocks are expected to be completed by 2025, featuring 1,440 units with built-ups of 1,000 sq ft and 1,022 sq ft. Starting prices for these units are from RM250,000. Details for the third phase are not available as of yet.

Rumah Idaman Sari is located in Kampung Pulau Meranti, Sepang and has a GDV of RM146 million. Sited on a 6.06-acre parcel of land, the project will consist of 513 units with built-ups of 1,000 sq ft and 1,022 sq ft. The starting price is RM250,000.
