KUALA LUMPUR (June 20): Tower A of UEM Sunrise Bhd’s first transit-oriented development (TOD) named The Connaught One in Cheras, Kuala Lumpur, has achieved a take-up rate of 85%, prior to its official launch on June 24 (Saturday).
Situated adjacent to the Taman Connaught MRT station and the Cheras Sentral Mall, The Connaught One is spread across a 3.4-acre freehold tract in Cheras, Kuala Lumpur. With a gross development value (GDV) of RM747 million, the project will offer two 53-storey towers, namely Tower A and B, comprising 1,334 serviced apartments and 15 retail lots.
Featuring five different layouts with built-ups ranging from 452 to 1,270 sq ft, units at The Connaught One will be priced from RM290,000, with an estimated maintenance fee inclusive of sinking fund from 33 sen psf. The retail lots will have sizes ranging from 763 to 1,440 sq ft. Prices will be announced at a later date.
Types A and B come with at least one car park bay while types C, D and E come with two car park bays. The development will also have a covered pedestrian walkway that connects to both the Taman Connaught MRT station and the Cheras Sentral Mall. The Connaught One will be officially launched on June 24 and is expected to be completed in 4Q2027.
In his opening speech of the media preview on Tuesday (June 20), UEM Sunrise's chief marketing officer Kenny Wong said the site is one of the remaining freehold land in Cheras.
“The Connaught One is also our first launch under the Rise Series, which is meant to be flexible and agile. The way we make the product will allow [buyers] to shape and shift your unit according to your preference. This particular product has been developed post-pandemic so a lot of its features have taken into account all the needs one would require after the pandemic such as delivery and parcel areas, e-hailing lobby and co-working spaces in the development itself,” he said in the project’s media preview event held on Tuesday.
Other facilities in The Connaught One include a jogging track, bicycle lane, intergenerational playground, jacuzzi, lap and wading pools as well as reading areas among others. The common area will also be partially powered by solar panels and common electric vehicle (EV) chargers.
Wong added that the development caters to first-time homebuyers and professionals working near the city centre as well as medium and multi-generational families.
Amenities within close proximity to The Connaught One include the Pantai Hospital Cheras, USCI University and one of Kuala Lumpur’s longest night markets known as the Taman Connaught night market.
Besides the Taman Connaught MRT, The Connaught One is also connected to various highways such as the Sungai Besi-Ulu Kelang Expressway (SUKE), Cheras-Kajang Expressway (CKE) and Middle Ring Road 2 (MRR2) as well as road networks such as Jalan Cheras.
Meanwhile, Wong added that one of UEM Sunrise’s upcoming projects include the second phase of Kiara Bay in Kepong, Kuala Lumpur, which is poised to be launched in the next couple of months. It will be a serviced apartment named Residensi Zig.
