HIL Industries Bhd is rolling out more units of Parkhomes in Amverton Hills, Sungai Buloh. Due to strong market demand, the developer is confident all 154 units will be fully sold by year end.

Located just a stone’s throw away from the Guthrie Corridor Expressway, Amverton Hills is a 120-acre freehold mixed-use development owned by Amverton Group, the sister company of HIL Industries. It comprises commercial units, bungalows, semi-detached and 2-storey link homes.

In 2021, HIL Industries entered into a joint-venture agreement with Amverton to develop a 14.19-acre parcel of land within Amverton Hills. The gated and guarded development will have 154 stratified 2-storey link homes with two land sizes (20ft by 70ft and 22ft by 70ft) to choose from. Priced from RM730,000, the 4-bedroom, 3-bathroom homes have built-up areas starting from 1,900 sq ft.

Ideal for young families and upgraders

Parkhomes is to be developed over two phases. A soft launch for 70 units in the first phase was held earlier this year and they were fully taken up within a month.

“Most of our buyers are from neighbouring areas such as Sungai Buloh, Bukit Rahman Putra and Kota Damansara. We recently opened the second phase for sale and are seeing strong demand for the remaining 84 units. We expect Phase 2 to be sold out by the end of this year,” HIL Industries managing director Datuk Milton Ng tells City & Country in an email interview.

In line with its aim to uplift the standard of landed housing quality and be one of the most liveable landed residential developments in the vicinity, Ng says Parkhomes is targeted at young families and upgraders searching for an up-and-coming gated and guarded community with lush and beautiful landscapes.

Apart from the serene environment, Parkhomes also offers family-friendly common facilities such as a half basketball court, cross-training area, reflexology path, children’s playground, outdoor fitness area, community garden, futsal court, glamping site, barbecue area, gazebo and seating area. The maintenance fee is 20 sen psf, not including sinking fund.

The developer has also recently completed and opened the resident clubhouse of Amverton Hills, which offers a swimming pool, children’s pool, gym and event space. Residents of Parkhomes enjoy free use of the clubhouse facilities in the first five years of delivery of vacant possession.

Value-added upgrading

Of the 4.46-acre commercial parcel in Amverton Hills, 1.22 acres are now occupied by a fast food drive-thru. The township’s sales gallery was located here. Meanwhile, the rest of the vacant commercial parcel will be developed into a hypermarket in the near future.

“Amverton, the master developer of Amverton Hills, is currently in talks with a wholesale chain to start operations next to the fast food restaurant. However, nothing has been signed yet,” Ng says, adding that the developer strives to continue enhancing the value of the township while bringing more convenience to its residents.

While Ng says traffic congestion around Amverton Hills is beyond the control of the developer, he highlights that there are ongoing traffic flow improvement works to ease the situation. These include the recent widening of the road leading to the project site from the Guthrie Corridor Expressway by the local government. There are also plans to improve the roads along Jalan Kuala Selangor, the main access road to and from Damansara and Sungai Buloh.

“We believe that Amverton Hills, which is located in the district of Petaling, is a very good piece of land. Being [on] a freehold tract, we believe the value [of Parkhomes] will only continue to appreciate. With the affluent neighbouring developments such as Valencia, Sierramas, Gamuda Gardens, Bukit Rahman Putra and Elmina Business Park, we see great potential for the project, especially with the numerous highways that link it to the rest of the Klang Valley,” he shares.

Ng also believes that as long as the pricing of a new development is right and the location is suitable, there will always be demand for a new project launch, as evidenced by the overwhelming response to two recent new launches in Amverton Hills and Amverton Links, Klang.

“That is why we are focusing on the Klang Valley [for the location] and will continue to do so for the next couple of years. We are also bullish on our upcoming projects in Carey Island, which are expected to enjoy the spillover effect from the recent launch of Idriss (Integrated Development Region in South Selangor) by the state government,” Ng notes.

He adds that HIL Industries is targeting to launch Phase 1 of Carey Eco-Villas and Carey Garden Villas in Carey Island in the last quarter of the year.
