Gamuda Land’s latest product at the twentyfive7 township — LUXURA designer link villas — has achieved a take-up rate of 50% since its launch on Feb 18.

In an email interview, twentyfive7 general manager Suzan Ong says the RM279 million LUXURA offers 156 units on 18.04 acres of land. These are priced at RM576 to RM783 psf, and start at RM1.5 million.

The units come in four layouts, namely Astrid (land size: 32ft by 75ft; built-up: 2,960 sq ft), Beatrice (land size: 32ft by 70ft; built-up: 2,853 sq ft), Claire (land size: 28ft by 70ft; built-up: 2,885 sq ft) and Diane (land size: 26ft by 70ft; built-up: 2,713 sq ft).

The LUXURA homes incorporate twentyfive7’s DNA, which is to integrate nature and convenience into the units. Ong says that the different components in the township were designed to complement each other so that its residents are close to everyday conveniences.

“As such, you will see we have provided covered and/or tree-lined walkways leading to the town centre along with jogging and cycling paths for them to get there easily, and pocket parks and lakes within the residential precincts so that residents can connect with nature,” she says.

“You will see the integration with nature extending to the home design, where we have applied biophilic design principles to our products. For LUXURA, we have placed a courtyard within the home space.”

Ong adds that the design plan for LUXURA is a result of feedback from previous purchasers that they would prefer a private green space. Such a space allows children to play outdoors safely, enables more natural light to flood the indoors, improves overall air ventilation in the home and enables the occupants to better connect with nature.

“Another detail that makes LUXURA stand out is its multigenerational features. We see that LUXURA’s audience is those who are looking to upgrade to a bigger home with elderly parents and they want to be close to everyday amenities. That is why we have designed the entire ground floor to have gentle slopes for wheelchair access, panic buttons that link to the guardhouse, seating in the shower along with handlebars in the bathroom,” she explains.

“The room on the ground floor also has private access to the backyard, allowing for the elderly to maintain a connection with the outdoors and giving a private space for them to conduct their daily exercise. This is how we look into the finer details so that residents would not need to think about future renovation works.”

Ong points out that the green space surrounding the home is further enhanced by a linear green landscaped garden at the back of the home, which replaces the conventional tarred back lane that residents usually do not utilise. This additional green space is expected to encourage closer neighbourly relationships.

The open-plan layout at LUXURA allows occupants to configure the home to suit their needs. Selected units will face the lake.

She says the LUXURA fits well into the master plan for twentyfive7, as its offerings are different from the current products in the township such as Amber Residences and Lucent Residences.

“So, when you look at our products, a small family may consider starting off at Amber Residences, then upgrading to Lucent Residence when they start a small family, and subsequently upgrading to LUXURA, which offers homes for a larger multigenerational family,” Ong explains.

LUXURA is within walking distance of Quayside Mall, and is near 15 acres of parkland with a lake, community gardens, playgrounds, jogging paths and cycling paths. Each home has a 24-hour multi-tiered security system as well as a solar water heater, water filter and smart home systems.

There is also a wheelchair-accessible bath and bedroom on the ground floor with a support handlebar and panic button.

Well-connected township

twentyfive7 has a total of 15 phases, of which seven phases, or 135 out of 257 acres, have been developed.

Ong notes that the developer’s initial vision of a well-connected township that is green and lush is being realised, as evidenced by the monthly footfall of 400,000 at Quayside Mall.

“This indicator reaffirms our vision of twentyfive7 serving the immediate and larger community — with the wide array of tenant mix. Quay District, which is currently being planned, is intended to complement Quayside Mall and cater to the catchment of Kota Kemuning,” she says.

twentyfive7 also emphasises greenery. It currently has 15,550 trees, with over 65,000 trees expected upon completion. This will ensure that residents and future residents will live in a township that is aligned with nature.

In February, twentyfive7 received the 3-diamond recognition in Low Carbon City Framework Design from the Environment and Water Ministry in collaboration with Malaysian Green Technology and Climate Change Centre, for its design efforts in relation to environmental, social and governance factors.
