The Jalil, the Shayher Group’s most recent project, will debut this quarter through its subsidiary Union United Development Sdn Bhd.

The project is a leasehold development on a 4.1-acre tract in Persiaran Puncak Jalil, Selangor, according to director Lee Tuan Khoon.

The RM220 million project will offer 437 units in a 36-storey block, ranging in size from 751 to 1,084 sq ft. Prices start at RM403,750, or about RM466 psf.

Each floor, served by three lifts and one service lift, will have 14 units. The Jalil is scheduled for completion in 2025.

“[The Jalil] is next to Bukit Jalil but at half the price [of properties in the area] … we do our own construction, hence we have savings, [which we can pass down to the purchaser by] lowering our selling price. Our pricing is competitive and purchasers get a good product [at that pricing] while enjoying the facilities and lifestyle of Bukit Jalil,” says Lee.

“The units come with kitchen cabinets, hood and hob, air-conditioners and smart home speaker, and they are built to accommodate a home automation set-up,” he tells City & Country.

Its facilities span 100,000 sq ft and are located on Level 1, Levels 4 to 7 and Level 36. There are 68 amenities available, including a 6,000 sq ft sky terrace, an indoor clubhouse, a rooftop clubhouse, a pool, a spa pool, a playground, campground and electric vehicle chargers.

There are also health and safety features, including UV sterilisation in the lift cabins and anti-microbial treatment in some places. The maintenance fee is 33 sen psf, including sinking fund.

“We are targeting first-time homebuyers, upgraders and investors. So far, we have received more than 6,000 registrations of interest. It is considered the first condominium in Puncak Jalil because the overall master plan is [mainly] for landed property development.” says Lee.

“We are confident about selling the units as we believe that it is a good product with good quality in a strategic location. It could offer good potential investment returns as we believe the future growth prospects [of properties in Puncak Jalil] are very bright.”

Located at Puncak Jalil, the development is easily accessible from the Alam Sutera and Kinrara BK5 LRT stations as well as the Taman Equine MRT station. In addition, the LRT feeder bus service passes through the Kinrara BK5 station.

Future developments by Shayher Group include a mixed-use development in Bandar Sunway, which is scheduled to be launched in the second half of this year. However, details of this project are still under wraps.
